August 4, 2011 <br />Proposed Buildout Phases for West Flanders Brewing Co. <br />1303 Empire Rd. Louisville, CO 80027 <br />Prepared for Louisville Planning & Zoning <br />The intent of the following information is to provide the City of Louisville Planning and <br />Zoning Dept. an insight into the short and long term plans proposed by West Flanders <br />Brewing Co. with regards to possibly occupying and operating at 1303 Empire Rd. in <br />Louisville, CO as a microbrewery. This information is truthful and accurate based on <br />what is known about the current building and what is required by the business to <br />operate effectively. <br />Phase I - Microbrewery Buildout <br />We will remodel the inside of the current structure. There will be no changes to the <br />square footage of the current building which measures approximately 4,500 sq/ft. The <br />section of the building which is currently housed in the "metal" portion of the building will <br />be the manufacturing area which will house the production equipment and provide <br />storage for manufacturing materials and finished goods. The remodel will include <br />installing floor drains, additional electrical outlets and hose bibs, as well as two small <br />rooms to house the grain mill and steam boiler. This portion measures approximately <br />3,300 sq/ft. <br />The 800 sq/ft. portion of the building situated on the West side of the building currently <br />being used as offices, will serve as our tap room and retail outlet. This area will have a <br />bar, restroom(s), and six tables. Total indoor seating will accommodate approximately <br />30 individuals. We intend to build a deck or patio on the West side of the building to <br />serve as additional customer seating during the warmer months. We envision the deck <br />or patio measuring approximately 800 sq/ft and would accommodate another 30-35 <br />customers. This area will be accessible via a garage -style door installed in the West <br />wall of the building. The deck or patio will be built around the three large pine trees <br />currently located on the West side of the building, but the juniper bushes and <br />dilapidated landscaping items will be removed permanently. The customer entrance will <br />remain where it is today, which is located on the SW corner of the building. <br />We will have no food being produced inside the building at this time. We would like to <br />explore the feasibility of having a purveyor offer food to our patrons from a mobile food <br />truck parked in our parking lot. <br />We will employ 8-10 full-time employees by the end of year one in case this information <br />is needed for occupancy data. <br />We will connect the building to the sewer system. <br />
