Planning Commission <br />Meeting Minutes <br />April 14, 2011 <br />Page 12 of 13 <br /> <br />Russ stated the use of flashing lights is counter to what the manual recommends <br />for a rural area. <br />Lipton clarified he was referencing the use of speed limit signs. He also stated <br />the area should be considered suburban and not rural. <br /> <br />Administrative approvals – <br /> <br />i. 194 S. Taylor – Vaisala <br />ii. Bright Horizons Day Care Center – Playground <br />Russ explained the two administrative approvals listed above. <br />Russ concluded with a brief discussion of the Safeway site and the status of an <br />interest in the development of the site. He also discussed the Sam’s site and <br />explained because of covenants a U-Haul service center could not be put on the <br />site. <br /> <br />The following items are scheduled for April 14, 2011 <br />tentatively <br /> North End, Phase 2 <br /> – a preliminary planned unit development <br /> <br />(PUD), a preliminary subdivision plat and amended general <br />development plan (GDP) for the North End Subdivision – Phase 2 <br />development which will include 142 residential units, 65,000 SF of <br />commercial development and Hecla Reservoir improvements. <br /> Parbois Place Subdivision – Amendment – Whittier <br /> – The <br /> <br />application is for two requests: <br />i. A minor subdivision to create two (2) lots of record where <br />there is currently one (1) lot at 533 County Road. Lot 7 will <br />be 8,496 SF and Lot will be 6,126 SF. <br />ii. An amendment to the previously approved (2009) Parbois <br />Place Subdivision and PUD to add two (2) lots, Lots 7 and 8. <br />The inclusion of the two lots would permit Lot 8 to benefit <br />from the PUD variations of a standard setback. No changes <br />to the previously approved Parbois Place Subdivision and <br />PUD are proposed. <br /> Karl Fettig Trust - 1442 Main St. – SRU <br /> –a request to allow a <br /> <br />residential duplex addition in a Commercial Neighborhood zone <br />district that requires a special review use (SRU) for a multi-family <br />residential unit. <br /> Continuance - Resolution No. 09, Series 2011 <br /> – Minor <br /> <br />Subdivision: Takoda Subdivision – A resolution <br />recommending <br />approval of minor modifications to the approved Final Takoda <br />Subdivision. Proposed modifications include: clarifying city and utility <br />easements; adjustments to Kaylix Avenue and Wagon Way right-of-way <br />at alley entrances; and, adjusting Lot 20 Block 5 to accommodate a <br /> Case No. 11-029-FP <br />community mail box. <br /> <br /> Applicant: City of Louisville <br /> <br /> Owner and Representative: Ryland Homes, Inc. <br /> <br />
