Planning Commission <br />Meeting Minutes <br />July 14, 2011 <br />Page 4 of 9 <br /> <br />The applicant shall provide bike parking for up to nine (9) bikes. <br /> <br /> <br />The applicant shall provide additional color on the banding shown on <br /> <br /> <br />the south façade (loading area). <br />Commission Questions of Staff: <br />Sheets asked what the outstanding issues were from the Public Works <br />department. <br />McCartney stated they were minor landscaping site work and the applicant has <br />agreed to the comments. <br />Brauneis asked if there were any concerns about the addition of traffic in the area <br />if the building is developed with additional office. <br />McCartney stated staff has no concerns <br />O’Connell asked for a clarification of the third condition of approval. <br />McCartney stated the applicant has a display to help illustrate the requested <br />changes. <br />Loo asked about the location of the employee break area. <br />McCartney stated it is located at the rear of the building and is identified on the <br />plan sets provided by the applicant. <br />Applicant Presentation: <br />Jim Vasbinder, Etkin Johnson, introduced Jan Davis the architect for the project. <br />He continued with a brief discussion of the buildings Etkin Johnson owns in the <br />CTC and their desire to build another in Louisville. He confirmed their acceptance <br />of the comments from Public Works. <br />Commission questions of Applicant: <br />Brauneis discussed with Vasbinder the change in use of the loading dock area <br />and how they have been able to convert those areas to more office. <br />Vasbinder stated they had used several designs to convert the useable space. <br />Brauneis asked what energy efficient designs are used in their buildings. <br />Vasbinder stated they do not follow LEED however they do green build by using <br />the following features: Low EE windows, Cool Roof (White), high performance <br />mechanical equipment, over insulate, paint the inside of the buildings primarily <br />white to assist in the illumination and sky light on the roof. <br />Sheets asked about the occupancy of the other buildings. <br />Vasbinder stated there is one building that has not been built but the other <br />buildings are 100% occupied. <br />Loo asked if the employee break area is always in the back of the buildings. <br />Vasbinder stated they had incorporated break areas in various locations. The <br />location is generally determined by the size of the building, the number of <br />employees and the configuration of the interior of the building. He also stated the <br />employee break area is not the smoking area. <br /> <br /> <br />
