Motion passed unanimously <br />by voice vote. <br />Regular Business – Public Hearing Items: <br /> <br /> Resolution No. 15, Series 2011, 1960 Cherry St. (Etkin Johnson <br /> <br />Group), <br /> a request for a preliminary/final subdivision plan and <br />preliminary/final planned unit development for a 59,137 SF building <br />and regional detention pond to be located on the easterly 4.03 <br />acres of a 6.28 acre parcel. Posted in City Hall, the Library, the <br />Recreation Center and the Police and Court Building on June 24, 2011. Mailed to <br />surrounding property owners on June 24, 2011. <br />Conflict of Interest and Disclosure: <br /> None heard. <br />Staff Report of Facts and Issues: <br />McCartney reviewed the case the following information: <br />Subject property is located in the Colorado Technological Center (CTC) <br /> <br /> <br />Zoned Industrial (I) which uses the Industrial Development Design <br /> <br /> <br />Standards and Guidelines (IDDSG) as the regulatory document. <br />Total acreage is 6.28 acres. Etkin currently owns 1.2 acres on the west <br /> <br /> <br />and the City owns the remaining 6.08 acres. <br />The City’s acres are currently unplatted, therefore the need for the <br /> <br /> <br />preliminary plat and plan. <br />Etkin Johnson is under contract to purchase 2.83 acres from the City and <br /> <br /> <br />is requesting a replat. <br />The replat will create a developable lot of 4.03 acres and a 2.25 acre <br /> <br /> <br />regional detention pond in which the City will still own. <br />The proposed site plan includes one (1) 59,137 single-story building which <br /> <br /> <br />covers approximately 33% of the 4.03 acre lot. The total impervious <br />coverage of the site, including the building, parking and driveway <br />coverage is 73.9 %. <br />The IDDSG permits up to 75% impervious coverage, therefore the <br /> <br /> <br />proposed request is consistent with the IDDSG. <br />McCartney stated staff recommends approval of Resolution No. 15, Series 2011, <br />a resolution recommending approval of the preliminary/final Plat and <br />preliminary/final PUD development plan for the development of one 59,137 SF <br />building located at 1960 Cherry Street on Lot 1 of the Colorado Technological <br />Center Subdivision, Filing 4, with the following conditions: <br />Prior to City Council staff will continue to work with the applicant to <br /> <br /> <br />address the items drafted by the Public Works Department review <br />memo dated June 23, 2011. <br /> <br /> <br />
