th <br />96 and Dillon <br />A Planned Unit Development <br />July 7, 2011 <br />City of Louisville <br />Planning Department <br />749 Main Street <br />Louisville, CO 80027 <br />th <br />Preliminary PUD – 96 and Dillon <br />Subject: <br />To Whom It May Concern: <br />On behalf of the Ownership group, JLB Engineering Consultants is pleased to present the <br />preliminary Planned Unit Development (PUD) and preliminary plat submittal for the St Louis <br />th <br /> “96 & Dillon” <br />and Adjacent Parcels Commercial Development Plan, now known as. <br />The submittal of this plan is the next step for the project that started with the filing of a zoning <br />document with the City of Louisville in 2006. Since the completion of the zoning document, the <br />parcel owned by the Johnson Family was sold to the Colorado Tennis Facilities, LLC (Tennis <br />Center). The other parcel owners, the Games Family and the St. Louis Parish in Louisville along <br />with the Archdiocese of Denver, remain the same. This is a diverse group of owners with <br />differing intentions, but generally common goals for this development, and that is to have a <br />cohesive high quality project. <br />The proposed plan is a culmination of many months of meetings, site plans, negotiations, and <br />discussions amongst the various representatives of the ownership teams, including the project <br />Architects, Legal Council, local staffs and family members. Additionally, each of the parcel <br />owners and the combined team have participated in several productive meetings with City staff <br />regarding the primary elements of the plan including open space, multi-modal transportation, <br />drainage and utility servicing. <br />From the efforts made, the combined ownership group is pleased to present the application for <br />the Preliminary PUD and Plat for the project. We would highlight the following considerations <br />and discussions regarding the information presented in the plans and other supporting data: <br />Tennis Center Site Plan <br />The Tennis Center brings a user to the site that is generally anticipated through the zoning <br />approval process (indoor and outdoor tennis is a permitted use) but there are some elements that <br />differ from what was depicted in the GDP. The Tennis Center plan includes multiple outdoor <br />and indoor tennis courts, a clubhouse, and other amenities typically found in world class regional <br />tennis center. <br />The Tennis Center operating under the name of the Rocky Mountain Tennis Center will be a <br />private membership tennis club and a teaching academy which will be open to the general public. <br />Operations will be seven days a week (excluding holidays, 7 am to 10 pm daily). <br /> <br />
