Preliminary PUD and Plat July 7, 2011 <br />th <br />96 and Dillon <br />The 10.75 acre site will be developed in three phases as membership increases. The initial phase <br />will consist of 15 courts with two 4 court bubbles for indoor play and an outdoor swimming <br />pool. The existing 6,000 sq ft executive home on the property will be remodeled into a clubhouse <br />facility and the primary entrance to the facilities will be where the north portion of Road B <br />th <br />intersects 96 Street. Phase II development will add additional outdoor tennis courts. Phase III <br />development will mark a significant change in tennis operations. This phase includes <br />construction of a 62,000 sq ft facility in the southeast corner of the site to house 6 indoor courts <br />and new clubhouse facilities. This development will change the focus of operations from the <br />initial clubhouse on the north side of the site to the new clubhouse on the south side making the <br />th <br />signaled intersection of Road B and 96 Street the primary entrance to the site. <br />When fully developed, the Tennis Center will consist of 25 tennis courts (clay and hard surface), <br />a center courts with permanent seating for exhibitions and tournaments and outdoor pool <br />facilities. A total of 14 indoor courts will be available during the indoor season. The Tennis <br />Center site will be fenced with controlled access through the clubhouse or by passkey. <br />Located within the site will be a tennis academy that will be open to the general public. The <br />academy will draw players, parents and coaches from the local area, regionally and nationally. <br />The Tennis Center intends to market its programs nationally to include tennis programs for all <br />ages and ability combined with other Colorado activities such as backpacking and skiing <br />packages. Once the clubhouse facilities are move to the south side, the Tennis Center plans to <br />remodel the old clubhouse for short term onsite housing for players, parents and coaches. <br />Housing would be limited to those participating in Tennis Center activities. This activity would <br />require a change in the zoning of the GDP. <br />Planned onsite operations include tennis pro shop with retail sales, fitness center, locker rooms, <br />spa with physical therapy services, childcare and restaurant facilities. Not all operations may be <br />available in the initial clubhouse. <br />The Tennis Center owns the Hewitt well which is a permitted well located at its south boundary <br />that historically has been used to provide irrigation water for the site. The Hewitt well is a deep <br />well that brings water from the abandoned coal mines below the area. The water has high sulfur <br />content and is primarily suited for irrigation. The Tennis Center proposes to use this water source <br />for site irrigation and as a geothermal source to heat and cool the proposed 62,000 sq ft indoor <br />tennis facility and clubhouse. <br />The layout of the site moving from the zoning approval to the preliminary plan and PUD has <br />taken on a differing appearance, however the essential elements of transportation <br />interconnections from parcel to parcel and perimeter access points, utility servicing, drainage and <br />land dedication requirements remain unchanged and are carried forward in the current plan. <br />The Tennis Center requests approval of the following variances to the standards and guidlelines <br />to the CDDSG: <br />1.Building Height <br />35 ft approved for zones 2B & 2C (PCDZ) <br />The Tennis Center requests variance to 40 ft for bubbles and permanent structure <br />Page 2 of 10 <br /> <br />
