City of Louisville <br />Coal Creek Golf Course Clubhouse <br />Schematic Facility Improvements Summary <br />I: <br />NTRODUCTION <br />Lodestone Design Group has been working with the City of Louisville staff, the Golf Course <br />Advisory Board, and Western Golf Properties to review the existing conditions at the Coal <br />Creek Golf Course clubhouse and to make recommendations regarding potential <br />improvements to that facility. The repair and updating of worn finishes and differed <br />maintenance was to be considered, as was the overall functionality and aesthetic value of the <br />building and its associated site amenities. <br />EC: <br />XISTING ONDITIONS <br />Known maintenance issues that need to be corrected at the Coal Creek Golf Course <br />clubhouse are listed below. "Miscellaneous repairs" is include to catch maintenance issues <br />that are likely to be discovered during repair work. <br /> Find and repair leaks in exterior waterproof deck. Replace deck surface. <br /> Repair damaged window frames and casings, existing windows to remain. <br /> Repair all weathered and damaged wood trim at the exterior of the building. <br /> Repaint the exterior of the building. <br /> Replace worn out finishes throughout public areas of the building (including <br />bathrooms, dining room, and pro-shop) <br /> Repaint the public areas of the building interior. <br /> Fix under-slab floor drains in Cart Storage area on Lower Level <br /> Miscellaneous repairs <br />Additionally, The building is not currently in compliance with the Americans with Disabilities <br />Act (ADA) standards for accessibility. The following revisions need to be made to <br />accommodate ADA requirements.Plans illustrating the locations of these improvements are <br />included with this report. <br /> An ADA compliant ramp needs to be installed to provide access to the main floor of the <br />facility.This will likely require re-landscaping a portion of the hillside in front of the <br />facility and may necessitate removing one or two large trees on the southwest side of <br />the building. <br /> One toilet stall in each restroom must we widened toat least 60" and new grab bars <br />need to be installed. Both bathrooms will need to be widened to accommodate the <br />larger stalls.Widening the bathrooms will require relocating some of the I.T. and <br />electrical equipment currently located in the closet off Office #1. <br />FAG: <br />UNCTIONAL AND ESTHETIC OALS <br />In addition to the maintenance and code compliance issues outlined above, the facility also <br />does not function well in its current configuration.
