<br />Finance Report: Frank Alexander <br />Frank reviewed the April financial statements that were prepared by Lisa Bangs and <br />Mary Corbat. The non-routine maintenance expenses were board-approved expenses last <br />month. Frank will review whether the approved capital improvements to the budget were <br />implemented yet. Doris Fasbender had a question on maintenance materials - why they <br />are over budget by 99%? Frank will bring back additional information for next month's <br />meeting. Jay Keany had a question on evictions-How many evictions since 2004 in <br />Louisville? 2006 had no evictions and historically there have been 4-5 per year. Jay <br />stated that they would like to use a historical trend to budget for evictions. Still early in <br />the year, so we will monitor over the next few months. Frank and Lisa will discuss and <br />bring information to the board on this item next month for discussion. <br /> <br />Property Mana2ement Report: Frank Alexander/Sallv Vi2il <br />According to Sally, the Sunnyside vacancy could be due to no pet policy that managers <br />implement at that site. Scott confirmed that may be an issue. Board discussed the pros <br />and cons of pets onsite at various properties. Sally will monitor and report back to the <br />board and will bring it up if it continues to be an issue. Sally believed that the Lydia <br />Morgan vacancy should be filled quickly. Unit is just now ready for showing. <br /> <br />There are heating and cooling system concerns about temperature at Lydia Morgan. The <br />entire building is not a dual system; must turn off heat in order to turn on ale. There are <br />complaints about temperature each year, but many less complaints than last year. Most <br />complaints were regarding the atrium area. Space heaters are provided to tenants. <br /> <br />Section 8: HCV Pro2ram Report: Frank Alexander <br />HUD has completed the SEMAP evaluation and LHA received a 100% score. <br /> <br />A copy of the fully executed Housing Choice Voucher IGA between BCHA and LHA is <br />included in the board packet. <br /> <br />Action: Frank will include demographic reports of LHA residents in the next board <br />meeting packets. <br /> <br />Inclusionarv Zonin2 <br />IZ meeting is scheduled for the 6/28 Planning Commission meeting. <br /> <br />The entire board and staff left for site visits at: 8:20am. <br /> <br />Property Site Visits <br /> <br />Lydia Morgan (1450 Lincoln Ave.): #112 <br /> <br />Lilac Place (1301 Lincoln Ave.): #11 <br /> <br />Acme Place (504 La Farge St.): #3 <br /> <br />2 <br />
