Commission Questions of Staff: Russell discussed the poor parking lot circulation and site vision clearance with staff. McCartney acknowledged staff is aware of the poor parking lot circulation, but added the sign would not be a vision clearance hazard. Applicant Presentation: Scott Yeates, Koebel and Company, reviewed the access to the west side of the building. He stated the center is fully leased. He noted the requested sign is a duplication of type, style, etc to the original monument sign for the center. Commission questions of Applicant: Lipton asked if the center needed way-finding signage. Yeates stated he believes the additional monument sign will take care of the problem. Loo and Yeates discussed the proposed wording for the new sign. Yeates stated the tenants do not like to use the words ‘rear’ or ‘back’. Loo asked staff if the applicant has the flexibility to change the wording. McCartney stated the text could be changed but the size and materials cannot be changed. Public Comment: None heard. Summary Comments and Request from Staff and/or Applicant: No additional comments from either staff or the applicant. Closed Public Hearing – Planning Commission Discussion: All of the commissioner stated their support. Russell moved and Sheets seconded a motion to approve Resolution No. 17, Series 2011 a resolution recommending approval of a request to amend the previously approved planned unit development (PUD) plan sign package for the placement of a monument/directional sign on Lot 1, Block 1 of the Centennial Business Park Subdivision.
