(CLUBHOUSE PARKING LOT <br />he clubhouse at Coal Creek seems, in general, adequately sized given current levels of <br />play. The clubhouse is dated but overall nicely maintained for the age of the structure. <br />Some obvious improvements such as replacing the torn carpet and replacing windows <br />should be considered. The deck and banquet area appear to accommodate approximately <br />90 people however, there is insufficient space to accommodate a full shotgun -start golf <br />outing. Although it would be preferable to accommodate a larger number of people, <br />investing significant capital in a clubhouse expansion or renovation would not be advised <br />at this time given the number of improvements required on the golf course. <br />The clubhouse's location provides for good access to the practice facilities but do not <br />offer good views from the pro -shop to the starting or finishing holes. In addition, it is <br />not immediately obvious how to find the pro -shop and is even more confusing after one <br />enters the clubhouse. At some point, we <br />would recommend a modest remodeling to <br />improve sightlines and to make the ro -shop <br />more accessible. Li1.11(, MAW: AZnii i PL-I\ SLIM) <br />A typical maintenance facility for an 18- <br />ole golf course would generally include <br />approximately 2,000 square feet of heated <br />office and shop space, 4,000 square feet of <br />equipment cold storage space, a chemical <br />storage facility and exterior storage bins <br />for topdressing mix and bunker sand. The <br />existing maintenance facility at Coal Creek is <br />somewhat undersized to accommodate basic <br />maintenance operations and equipment <br />storage. In addition, the facility lacks a proper <br />chemical storage facility, exterior storage <br />bins and a proper equipment wash pad and <br />containment system. <br />ing area for the clubhouse seems <br />a quate except for larger group outing or <br />special events.
