The total cost of these repairs and corrections is estimated at: <br />$130,000.00 <br />The total time to complete these repairs and corrections is estimated at: <br />2 -3 months of construction <br />Scheme 2 - Building Renovation <br />In addition to the maintenance and code compliance issues outlined above, the facility also <br />does not function well in its current configuration. Through the scope of this review it was <br />determined that the following issues could be addressed and resolved in a renovation of the <br />existing facility. <br />The building has little or no exterior character. <br />The current building design encourages people to use the smaller parking lot, and <br />effectively makes the majority of the onsite parking inconvenient at best. <br />The front entry is virtually unused (most customers enter the building from one of the <br />two end doors). <br />The back deck has no shade and in unusable on hot afternoons. <br />There is no ADA access to the main floor of the building. <br />The existing bathrooms do not meet ADA requirements. <br />Both the bar and open cooking area are unattractive and do not encourage people to <br />spend time in the dining room before or after golfing. <br />There is no place for customers to hold private meetings. <br />The kitchen is undersized and doesn't have enough storage area. <br />To address these issues we have developed the attached schematic plans and exterior <br />renderings. The pro -shop and dining room have switched places and a dedicated entrance <br />for each amenity is now clearly defined in the mass and form of the building. The functions <br />are separated in order to allow for differences in the operating times or seasons for each use. <br />Locating the pro -shop on the west side of the building and creating a front facing gable on the <br />new porch outside of the pro -shop helps to direct traffic to the larger west parking lot. The <br />rear deck has been expanded and a portion of it has been covered. A new private meeting <br />area and connected private deck have been added on the east side of the building. <br />A new ADA ramp has been added in front of the building and connects to both the dining room <br />entrance and the pro -shop entrance.
