After a careful review of the existing conditions, the current and potential needs of
Western Golf (the facility's operator), and the recommendations of the Advisory Board, we
have developed the following recommendations for this facility.
We have developed two potential facility improvement scenarios. The first scenario (Scheme
1) involves correction of numerous differed maintenance issues and correction of two know
code compliance issues. The second scenario (Scheme 2) is a redevelopment of the existing
facility for optimum use by Western Golf and improves the building aesthetics to better match
the quality of similar facilities at other golf courses in the area.
Scheme 1 - Building Maintenance and Code Compliance Corrections
The following is a list of known maintenance issues that need to be corrected at the Coal
Creek Golf Course clubhouse. This will require re- landscaping a portion of the hillside in front of the
facility and may necessitate removing one or two large trees on the southwest side
of the building.
One toilet stall in each restroom must we widened by 24" and new grab bars need to
be installed. Both bathrooms will need to be widened to accommodate the larger
stalls. Widening the bathrooms will require relocating some of the I.T. and
electrical equipment currently located in the closet off Office #1.
Lodestone Design Group
P: 303 - 819 -4134
F: 303 - 261 -8368
mail @lodestonedesign.com
9
1855 Sumner Street
Longmont, CO 80501 1 of 2
