Phare stated that this is a design known as the double porkchop, which would require a <br />right/hand turn. <br /> <br />Sisk asked about delivery trucks, whether they would have access from Spruce Street. <br /> <br />Phare noted that this would be the second access across the north side sidewalk of Pine <br />Street. The current one is next to the railroad tracks. A second access would require an <br />arrangement to use of the parking lot to the South. <br /> <br />Mr. Fisher stated that the right-in/right-out access would require the pavement driveway <br />on the railroad right-of-way to be closed at Pine Street. This would provide one access <br />through the parking lot. <br /> <br />Phare stated that because it is not a public alley or right-of-way, the City does not have a <br />right to close it down. It would have to be a transaction between private business owners <br />and the railroad. <br /> <br />Sisk was concerned with the safety issues of having a second access on to Pine Street <br />next to the railroad track. He also noted his concern that the proposal calls for building <br />from lot-line to lot-line. He asked Mr. Fisher where he proposed the excess rainwater go. <br />Sisk asked if the rainwater would go on to Mr. Wojciechowski's property, spill over to <br />the gutters, or spill into the adjacent property. <br /> <br />Mr. Fisher stated that the applicant is aware that he is not permitted to drain any water on <br />neighboring properties, and that the water would be self-contained through a gutter and <br />downspout system. <br /> <br />Sisk asked if the parking spaces were compact or full-sized spaces. <br /> <br />Mr. Fisher stated that originally they were proposed for full-sized parking spaces, but <br />through discussions with City Staff relative to landscaping issues, the spaces were <br />reduced to compact-size, <br /> <br />Levihn asked what the distance was between the proposed site and the property to the <br />north. <br /> <br />Mr. Fisher stated that it was approximately two feet. <br /> <br />Levihn stated that he was concerned about the accumulation of trash. He asked if two feet <br />would permit someone to enter and clean up any trash. <br /> <br />Mr. Fischer stated that it was his understanding that the Arapahoe building would <br />construct a fence between the two buildings. <br /> <br />Levihn commented that all the parking spaces are substandard in size. <br /> <br />22 <br /> <br /> <br />
