The sheds will constructed of water treated lumber or a water resistant sealer will be applied to <br />each shed. There is not any utility equipment (electrical, heating ventilation plumbing etc...) <br />proposed and the FEMA wet floodproofing technique will be used to minimize flood damage to <br />the shed. <br />3. Subdivision proposals <br />N/A subdivision is not proposed <br />Staff finds this criterion has been met. <br />• 17.56.160.2.B All new construction and substantial improvements of nonresidential structures <br />within any AO and AH zone on the FIRM: <br />1. Shall have the lowest floor, including basement, elevated at a point above the grade at least <br />as high as two feet above the depth number specified in feet on the FIRM; or <br />2. Together with attendant utility and sanitary facilities, shall be completely floodproofed to that <br />level to meet the floodproofing standard specified in subsection F.2.a(1), (2) and (3) of this <br />section. <br />• 17.56.160.2.0 Within zones AH and AO, adequate drainage paths around nonresidential <br />structures on slopes to guide floodwaters around and away from proposed structures shall be <br />required. <br />The vendor sheds will not be elevated at least two feet above the depth number on the FIRM map. <br />The applicant has requested a variance to this standard. The vendor sheds will be constructed on <br />skids so the historic drainage paths will not be affected. <br />Staff finds these criteria have been met (see variance criteria analysis below). <br />Variance Criteria (Section 17.56.240 C) <br />1. Generally, a variance may be issued for new construction and substantial improvements to be <br />erected on a lot of one-half acre or less in size contiguous to and surrounded by lots with existing <br />structures constructed below the base flood level, providing subsections B.1 through B.11 of this <br />section have been fully considered. As the lot size increases beyond one-half acre, the technical <br />justification required for issuing the variance increases. <br />According to the boulder county assessor site, and the applicant's engineers letter <br />(attachment 1), the subject property is less than one-half acre in size (13,511 square feet .31 <br />acres) and is contiguous to and surrounded by lots with existing structures that are <br />constructed below the base flood elevation. <br />Staff finds this criterion has been met. <br />5 <br />
