Phare stated that Staff has received comments from citizens to <br />relieve the congestion in the south portion of the City. Levihn stated that he had received <br />many citizen comments, particularly along Roosevelt, that would like to see a more direct <br />access to the south section of Louisville. <br /> <br />Howard noted that there has been a great deal of discussion on the issue and that Council <br />could not rule at this time. <br /> <br />MOTION: Howard moved to table Resolution No. 22, Series 2000 until the next <br />Council meeting, second Mayer. All in favor. <br /> <br />RESOLUTION NO. 23, SERIES 2000- FINAL PUD DEVELOPMENT PLAN (aka <br />TECH CENTER COMMONS) AND MONOR SUBDIVISION REPLAT (REPLAT <br />A) FOR LOTS 6A, 10A, AND 10B, BLOCK 3, CTC, FIRST FILING <br /> <br />Councilman Howard was excused from the discussion. <br /> <br />Davidson called for Staff presentation. <br /> <br />Paul Wood, Planning Director gave a brief background of the application for a replat of <br />two existing lots into three lots, combined with a final PUD development plan to <br />construct three speculative light industrial buildings. The property is approximately 5 <br />acres and lies between South Taylor and South Arthur Avenues, south of Cherry Street in <br />CTC First Filing. Wood noted that a recent 45-foot wide RR and drainage easement <br />vacation made this development proposal possible. <br /> <br />Wood noted that the Planning Commission approved the preliminary PUD with <br />conditions and that the applicant has complied with all standards in the IDDSG and no <br />exceptions have been requested through the PUD process. <br /> <br />Wood summarized the proposal, stating that lots will meet the minimum size and width <br />requirements for the industrial zoning district. Wood noted that the applicant proposes <br />shared access and common storm-water detention among all lots, and shared access on <br />the adjacent lots to the north and south. Wood stated that several additional utilities and <br />easements are noted in various locations and will be dedicated by separate document. <br />Wood noted that his is a single-phase project. <br /> <br />Wood noted that the site plan proposed three buildings: two small buildings facing South <br />Taylor and a larger building facing South Pierce, allowing truck loading and service areas <br /> <br />12 <br /> <br /> <br />
