Wood stated that two access points are <br />proposed from each street and will service these three lots as well as lots to the north and <br />south. The PUD reflects a minor amendment to the site plan for Promotech; to <br />accommodate a new shared-driveway, said amendment will be processed <br />administratively. <br /> <br />Wood noted that the parking, building setback, lighting and landscaping from the IDDSC <br />have been met, as well as public sidewalks consistent with the CTC Master Sidewalk <br />Plan. The parking ratio is in excess of the minimum 2.0 per thousand and is in <br />compliance with the Guidelines. <br /> <br />With respect to architecture, Wood stated that all three buildings have the same general <br />design and materials, painted site cast concrete. The windows in the public zone have <br />glazing and canted metal accent panels. <br /> <br />Wood stated that two signs are proposed, one for each street frontage. Each sign is 24 <br />square feet in area and are to be constructed of either concrete or flagstone. Wood noted <br />that the signage would comply with the standards and guidelines in the IDDSG. <br /> <br />Wood noted that the Planning Commission approved the application with conditions. <br />Staff recommends adding a condition that the public sidewalk and drainage easement <br />apply only to these three lots, and be dedicated on this plat rather than by separate <br />instrument. <br /> <br />Davidson called for Applicant presentation. <br /> <br />Terry O'Connor, O'Connor Development, 287 Century Circle, 4/101, Louisville, stated <br />that they are in agreement and will be in compliance with all requirements. He also noted <br />that the easements and final plat will be recorded and that the joint access agreements <br />have been signed and recorded. <br /> <br />Mayer stated that City Administrator Simmons forwarded a copy of a letter the City <br />received from The Peak to Peak Charter School. Mayer asked if any one of the three <br />building sites is proposed for the Peak to Peak Charter School. <br /> <br />O'Connor stated that lot "C", which is the largest of the three building sites, is being <br />considered by The Peak to Peak Charter School. <br /> <br />Mayer stated that as a condition of approval, any use other than industrial would require a <br />Special Review Use. <br /> <br />13 <br /> <br /> <br />
