Frank said that in the past we have had a total maintenance salary and benefit expenditure based on the <br />number of personnel and based on the entire number of units. Beyond that 30% the remainder is charged <br />by work order. If a particular site has less work, it will pay less than a site that has more work. <br />Kristyn will pull the details on the maintenance budget and email them to the Board members. <br />Sally said that we now have in -house painting, in- house cleaning. Projected rent revenues will go up at <br />different times: Sunnyside, 2 bedrooms, will go from $910 up to $920, 3 bedrooms $1075 to $1085; <br />Lydia Morgan, up to $740; Lilac Place, up to $770; Regal II, up to $785; Acme Place, four units are all <br />going up 10 each, $650, $780, and $670 (we pay all the utilities there as there is only one meter for the <br />entire facility); Regal Square, no increases because they are subsidized. <br />Frank said we are looking at a refinance of the property for 2013 and of Sunnyside in 2015. <br />Frank said the major issues we need to answer are the maintenance salary lines in LHA itself. We get the <br />budget adopted in this meeting, and.then load that into the finance system. . <br />b) Opening Public Hearing* <br />Terri opened the public hearing on the adoption of the 2012 Operating Budgets for Louisville Housing <br />Authority, East Street and Limited Partnerships <br />Liz Black said she likes the transparency on the revenues. It helps see where the numbers are coming <br />from. It looks like a lot of effort, thought, and care went into this to make it realistic. <br />c) Closing Public Hearing <br />Terri made a motion to close the Public Hearing. Walt seconded the motion. Public Hearing closed. <br />Kelly made the motion to approve the Operating Budgets for 2012 with the caveat that we will include <br />amendments in January. Walt seconded the motion. Motion approved. <br />Resolution 2011 -08: A Resolution approving the Operating Budgets for LHA, LSEL and ESLP for <br />FY2012 <br />Property Management/Maintenance Report <br />d) Rent and Occupancy Update <br />Sally said she is getting at least 5 phone calls aweek for Lydia Morgan. She has 4 people on the current <br />wait list. A tenant passed away there last week. There is a small wait list for his unit, #112. <br />Four units have turned over at Sunnyside. There are already people lined up for them. <br />No turnover at Acme Place, Lilac Place, Regal II and Hillside. <br />Regal Square tenant will move and that one is already covered. <br />e) Monthly Rental Vacancy Report <br />Year to date occupancy is on page 17 in the packet. 3 months of this year, every single resident has paid <br />every single dollar that they owe. <br />1) Discussion of Sunnyside Playground <br />Frank said that last month we talked about putting in a sand box. At some point we will need to know <br />how much to spend and what we want to pay for it. The board made decisions to use that money for <br />safety issues. We have been carrying the money over for years. From a quality of life issue, we have <br />always had a problem with kids not having a whole lot to do here. <br />4 <br />
