Louisville City Council Meeting <br />August 1, 2000 <br />Page 11. <br /> <br />RESOLUTION NO. 45, SERIES 2000 - FINAL PUD DEVELOPMENT PLAN & <br />AMENDED FINAL PUD DEVELOPMENT PLAN FOR A NEW LIGHT <br />INDUSTRIAL BUILDING, MCBRIDE BROTHERS, LOTS 13, 14 & 15, BLOCK <br />4, CTC, FIRST FILING <br /> <br />Davidson called for Staff presentation. <br /> <br />Planning Director Paul Wood reviewed the property located on the south side of the <br />eastern terminus of Boxelder Street and south of the unincorporated Hoyle Property <br />parcel. Wood noted that the Hoyle property is designated as a rural preservation area in <br />the Southeastern Boulder County IGA Comprehensive Plan. Wood stated that McBride <br />Brothers Investments is the applicant. The existing 1996 PUD authorized a 21,000 SF <br />building development and included an approval for a building expansion to the west. <br />The amended PUD proposes a 28,000 SF building on Lot 13 and minor changes on lots <br />14 and 15. Those changes include trees, sidewalks and reconfiguration of parking. <br /> <br />Wood noted that the City's Industrial Development Design Standards and Guidelines <br />(IDDSG) apply to the property and is compliant. Access is from the existing access drive <br />and will be shared with the existing building. Wood noted that because of the adjacent <br />agriculturally zoned property, a 25-foot landscape buffer is required along the south <br />property line to which the applicant has agreed. The applicant has also agreed to install <br />public sidewalks adjacent to all three properties, in compliance with the CTC Master <br />Sidewalk Plan. <br /> <br />Wood reviewed condition 1) of the resolution, that all three lots are tied together through <br />a covenant agreement for purposes of parking, drainage and landscaping. Condition 2) <br />provides that the applicant must provide a deed of easement for a 30-foot access to <br />connect to south property line. Wood explained that the CTC First Filing subdivision <br />plat established a 60-foot access easement from Boxelder, across these lots and <br />connecting to the Hoyle property. Wood stated that Staff recommends condition 2) be <br />revised to state that prior the issuance of building permits, the Staff would be directed to <br />proceed with a vacation ordinance that would vacate the 60-foot access, and dedicate a <br />30-foot easement. The new easement will maintain the potential for limited <br />public/emergency access into this undeveloped parcel. <br /> <br />Wood summarized that the only issue is the access and timing. He noted that Staff has no <br />issues with the proposed architecture, site plan coverage or lighting. <br /> <br />Davidson called for Applicant presentation. <br /> <br />11 <br /> <br /> <br />
