We have a very high occupancy rate. <br /> Frank said we would be hiring a new property manager in February,to start in March. Edna Guillen will <br /> be the primary property manager at Josephine Commons. Sally will bring on an extra manager and will <br /> have more supervision and less direct leasing of some of the units than she does not. Josephine Commons <br /> leasing will start in September.Kris Durso,our senior resource specialist for those 3 sites,will expand her <br /> position to full time. <br /> Kristyn said we also plan to hire a new maintenance person, in anticipation of Josephine Commons. <br /> Final Decision Sunnyside Playground • <br /> Bonnie said that there is $30,000—$35,000 left in the budget. <br /> Frank said that we can table the discussion for now. It will not be on the agenda next month. <br /> We will need to go back to the residents to inform them. Sunnyside has always had the tightest financial <br /> situation of any of the Louisville properties. Using some of that money to invest in other capital <br /> improvements at Sunnyside—paint, windows,etc., may be better way to invest. We can work with the <br /> maintenance supervisor and get some suggestions for appropriate capital projects. <br /> Ernie said-that the use of sand is illegal,as sand is not wheel chair accessible or ADA approved. <br /> Chuck will talk with Sally and bring her up to speed on that. She will be meeting with the residents of <br /> Sunnyside in the future. From a marketability standpoint,the entire landscaping needs to be looked at. <br /> From a risk management perspective,some of the metal edges should be replaced with plastic edges. <br /> Walt said that some areas need to be regarded. The ground has settled around the building and we need to <br /> do some corrective grading. We also need additional parking spaces. <br /> Section 8: HO/Program Report <br /> Chuck said that during December, 2011, we had 68 housing vouchers for Louisville. It shows how many <br /> of the Boulder County Housing.Authority Section 8 voucher clients choose to lease in the city of <br /> Louisville. <br /> For the Section 8 Housing Voucher program, fiscal year 2012, housing payment formula is about the <br /> same as it was in 2011. We did receive a 20% reduction of administration. For the clients the rental <br /> assistance has been assured through 2012. <br /> Matters from Members of the Board <br /> Terri discussed the schedule of meetings for new board members. We normally met on Tuesday,the end <br /> of the month. March is adjusted for spring break. Due to the holidays, December is a combined meeting <br /> with November. <br /> 4 <br />
