Mayer suggested that some evergreen planting be integrated into <br />the project. <br /> <br />Sisk complimented Hartronft on the architectural design. He asked if all the detailing of <br />the cars would be inside the building. Hartronft stated that all detailing would be <br />contained within the building. <br /> <br />MOTION: Sisk moved that Council approve Resolution No. 55, Series 2000, with the <br />condition that the retaining wall along South Boulder Road be made of split face block <br />with a flagstone cap, seconded by Levihn. <br /> <br />Mayer offered a friendly amendment that the landscaping screening be negotiated <br />between Staff and the applicant. Sisk and Levihn accepted the amendment. <br /> <br />Roll call vote was taken. Motion passed by a vote of 6-0. <br /> <br />RESOLUTION NO. 56, SERIES 2000 - FINAL PUD DEVELOPMENT PLAN <br /> LOT 6, BLOCK 2, THE PARK @ CTC <br /> <br />Davidson called for Staff presentation. <br /> <br />Planning Director Wood reviewed that the Park at CTC development was approved as a <br />final subdivision plat and overall final PUD in 1998. Public improvements for the <br />subdivision are generally in place and several lots are under development after being <br />approved as site-specific PUDs. The property is zoned Industrial (I) and subject to the <br />City's Industrial Development Design Standards and Guidelines (IDDSG). <br /> <br />Wood stated that the application is for a 54,000 square foot, multi-tenant, light industrial <br />building. The property fronts Cherry Street, between Dogwood Street and CTC <br />Boulevard. The site plan meets the IDDSG parking and building setbacks. Parking is <br />provided at an overall ratio of approximately 2.5:1000. The applicant has identified two <br />tenant spaces (Unitsl7 and 18) that are allocated a slightly greater parking ratio. The <br />landscape coverage is proposed at 32%, well above the 25 % minimum. <br /> <br />Wood reviewed the architectural plan of the building, proposed as site cast concrete with <br />stone tiles used as accent material. Entries are highlighted with peaked parapets and <br />metal entry canopies.
