HA.. <br />ARTRONFTSSOCIATESPC <br />ConceptDesign-ScopeofConstructionWorkDated04/10/12 <br />OldLouisvilleInnRehabilitationandAddition <br />toopenupthisinterestingspacetopublicuse,highlightinghistoricartifactsofthebuilding <br />includingthetunnelentrances,re-laidexistingbrickflooring,theoriginalhandcrankelevator <br />andotheruniqueaspectsoftheoriginalstructure.Thebrickfoundationsareinseriousneedof <br />repair,howeveritwouldbebesttofindasolutionthatprovidesstructuralstabilizationand <br />waterproofingfromtheoutsideofthebuilding.Thiscouldbeaccomplishedonthesouthand <br />eastsidesaspartofthenewconstructionoftheadditionandimprovementstothesite(loading <br />docketc.),howeverthewestandnorthsideswouldrequirecooperationoftheCitytoallow <br />excavationandstructuralreinforcementtooccurontheCityproperty.Futureworkonthis <br />spaceforfunctionalusewouldincludeMEPsystemsandappropriateleveloffinishes. <br />BuildingEnvelope:Thebuildingenvelopeissub-standardwithregardtoweatherprotectionand <br />energyconservation.Upgradestotheenvelope,includinginsulation,windows,doors, <br />weatherstripping,roofassemblyandfoundationwaterproofingshouldbeconsideredwherever <br />possiblewithhighprioritygiventomitigationofwaterintrusion,aswellasenergyefficiencyand <br />performanceofthewatervaporretardersystems.Historicresearchshouldbecompletedwith <br />regardtotheoriginalfenestration,includingwindowsthathaveapparentlybeenremovedand <br />thenon-historicfrontdoor.Restorationofsomekeyelementsoftheoriginalstructurewould <br />enhancethepreservationeffortandprovideopportunitiesforupgradingcertainelements.The <br />exteriorcouldalsoberestoredtoexhibitsomeoftheoriginaltrim,eavebracketsandother <br />decorativeitemsthathavebeenremoved.Apaintanalysiscantelloftheoriginalpaintscheme <br />whichcouldalsoberestoredifdesired. <br />ElectricalSystem:Theelectricalsystemisantiquatedandinsomeareashazardousasnon- <br />groundedcircuitsexistinmanyareas,andtheconditionofthewiringissuspectwithregardto <br />safety.Theelectricalserviceshouldbeevaluatedforcurrentandfuturedemands,andlighting <br />shouldbereviewedforenergyefficiency. <br />FireSprinklersandAlarm:Thebuildingwouldbenefitfromafireprotectionsystemduetothe <br />constructiontype,useofthebuildingandvalueoftheasset.Detectionandearlyfire <br />suppressionshouldbeincludedinrenovationplans. <br />PlumbingSystems:Theexistingplumbingsystemisofvariousvintages,andtheentiresystem <br />needsevaluation.Opportunitiesexistwiththebuildingadditiontoaddressplumbing <br />infrastructureaswellasprovidingadequateADAcompliantrestroomfacilitieswhichwouldbe <br />accessibletopersonswithdisabilities,plusanadequatejanitor’sclosetandotherplumbing <br />upgradestotheexistingkitchenfacilities.Evaluatetapsizefornewrestroomfacilities. <br />HVACSystem:HVACsystemscontinuetorequireongoingmaintenanceandrepairs.Evaluate <br />usefullifespanofexistingequipmentanddeterminescopeofreplacementaspartofthisproject. <br />Newequipmentshouldbelocatedonthenewadditionroof,awayfromtheprimarywestand <br />northfacadesofthebuilding.Thecurrentrooftopmountedequipmentshouldberelocatedor <br />screenedaspartofthisproject. <br />General:Thekitchen,includingequipment,plumbingfixtures,coolers,andmuchofthe <br />restaurantinfrastructureisinneedofmodificationandupgradeforbetterflowandfunctionality, <br />andupgradesarerequiredfortheloadinginoffood,beveragesandsuppliesforimproved <br />employeesafety. <br />Page2of3 <br />
