Planning Commission <br />Staff Report <br />January 12, 2012 <br />Preliminary PUD Development Plan <br />/.and Use <br />As previously noted. the parcel is zoned PCZD-C/R. The commercial component of the <br />zoning is to allow for potential office use closer to South Boulder Road. However, the <br />current preliminary PUD does not include a commercial component of the design <br />scheme. Therefore, this land use submittal focuses on residential uses. <br />As a general land use principle, future growth should promote a compact urban form, <br />efficient use of resources, and enhance the quality of life for present and future residents <br />of the City of Louisville. <br />According to Section 17.72.080 of the Louisville Municipal Code (LMC), the PCZD-R <br />zone district allows for single-family detached. single-family attached. multi -family and <br />accessory structures. Staff acknowledges the proposed land uses comply with the <br />established zone district. <br />Hulk and Dimension Standards <br />The preliminary PUD is consistent with the General Development Plan in reflecting the <br />distribubon of housing products and the associated density by Planning Area. The <br />preliminary PUD also contains preliminary height and bulk standards as well as typical <br />character elevations of each of the proposed residential product types. <br />Because the development is divided by two planning areas, staff has provided a <br />breakdown of how the Bulk and Dimension are handled in each planning area: <br />Planning Area 4A (single family attached and detached): <br />Minimum Lot Area: SFA — 1.000 SF <br />Minimum Lot Width: 16' <br />Maximum Lot Coverage: 85% <br />Minimum Front Yard Setback (Principal Uses): 5' (ail conditions) <br />Minimum Side Yard Setback (Principal Uses): 5' (all conditions) <br />Minimum Rear Yard Setback (Principal Uses): 4' (to alley) <br />Setback from collector street ROW: parking: 15'; <br />building: 10' <br />Setback from local street ROW: parking: 5': <br />building: 5' <br />Setback from Parks and Open Space: 0' <br />Minimum building separation: 10' <br />Maximum Building height 35' <br />All of the single family units are designed to be alley loaded with the front of the unit <br />facing a private open space or 'mews'. This design was used in Planning Areas 2 and 3 <br />of the Takoda (Steel Ranch) PUD. <br />Planning Area 48 (multi -family- apartments): <br />Minimum Lot Area: N/A <br />Minimum Lot Width: 16' <br />9 <br />
