Planning Commission <br />Staff Report <br />January 26, 2012 <br />BACKGROUND <br />The applicant is requesting a minor subdivision plat - lot line adjustment between his two <br />properties (1562 and 1550 Madison Court) Lots 17 and 18, Block 8 within the <br />Hillsborough West 1 Subdivision. The Hillsborough West 1 Subdivision Plat and PUD <br />were approved by the City of Louisville in September of 1977. <br />Section 16.12.110 of the Louisville Municipal Code (LMC) outlines the procedure for <br />making lot line adjustments. This specific request meets the criteria established in the <br />LMC for a minor subdivision. Section 16.12.110 (C)(2) criteria states: <br />“The subdivision is a replat of an approved final subdivision plat which does not increase the number of <br />lots or increase density, and which does not result in a material change in the extent, location, or type of <br />public improvements, easements, arrangement of streets, open space, or utilities” <br />As a result, the typical preliminary platting process is not required and the application <br />can proceed with only one public hearing before Planning Commission and one public <br />hearing before City Council. <br />PROPOSAL <br />The applicant is requesting a lot line adjustment between his two properties to equal-out <br />the parcel sizes and increase the usability / salability of both lots. A more detailed <br />description of the applicant’s request is detailed in the attached application. <br />The proposed lot line adjustment reduces 1562 Madison Ct (Lot 17, Block 8) lot area <br />from 15,855 SF to 11,711 SF a difference of 4,144 SF. The adjustment increases the lot <br />area of 1550 Madison Ct (Lot 18, block 8) from 9,939 to 14,083, an increase of 4,683 SF. <br />Proposed lot Line <br />Existing lot Line <br />1562(lot17) <br />1550 <br />(lot 18) <br />2 <br />
