H ARTRONFT A SSOCIATESP .C . <br />ConceptDesign -ScopeofConstructionWork –Dated04/10/12 <br />Old LouisvilleInnRehabilitationandAddition <br />Page 2 of 3 <br />toopenupthisinterestingspacetopublicuse,highlightingh istoricartifactsofthebuilding <br />includingthetunnelentrances,re -laidexistingbrickflooring,theoriginalhandcrankelevator andotheruniqueaspectsoftheoriginalstructure.The brick foundations arein serious needof <br />repair,howeveritwouldb ebesttofindasolutionthatprovidesstructuralstabilizationand waterproofingfromtheoutsideofthebuilding.Thiscouldbeaccomplishedonthesouthand eastsidesaspartofthenewconstructionoftheadditionandimprovementstothesite(loadi ng <br />docketc.),howeverthewestandnorthsideswouldrequirecooperationoftheCitytoallow excavationandstructuralreinforcementtooccurontheCityproperty.Futureworkonthis <br />spaceforfunctionalusewouldincludeMEPsystemsandappropriatele veloffinishes. <br />BuildingEnvelope:Thebuildingenvelopeis sub -standardwithregardtoweatherprotectionand <br />energy conservation .Upgradestotheenvelope,includinginsulation,windows,doors,weatherstripping,roofassemblyandfoundationwaterproo fingshouldbeconsideredwherever possiblewithhighprioritygiventomitigationofwaterintrusion,aswellasenergyefficiencyand <br />performanceofthewatervapor retardersystems .Historicresearchshouldbecompletedwith regardtotheoriginalfene stration,includingwindowsthathaveapparentlybeenremovedand <br />thenon -historicfrontdoor.Restorationofsomekeyelementsoftheoriginalstructurewould <br />enhancethepreservationeffortandprovideopportunitiesforupgradingcertainelements.The <br />exteriorcouldalsoberestoredtoexhibitsomeoftheoriginaltrim,eavebracketsandother decorativeitemsthathavebeenremoved.Apaintanalysiscantelloftheoriginalpaintscheme <br />whichcouldalsoberestoredifdesired. <br />ElectricalSystem:The e lectricalsystemisantiquatedandinsomeareashazardousasnon - <br />groundedcircuitsexistinmanyareas,andtheconditionofthewiringissuspectwithregardto safety.Theelectricalserviceshouldbeevaluatedforcurrentandfuturedemands,andlig hting <br />shouldbereviewedforenergyefficiency. <br />FireSprinklersandAlarm:Thebuildingwouldbenefitfromafireprotectionsystemduetothe <br />constructiontype ,useofthebuilding andvalueoftheasset.Detectionandearlyfire <br />suppressionshouldbe includedinrenovationplans. <br />Plumbing Systems:Theexistingplumbingsystemisofvariousvintages,andtheentiresystem needsevaluation.Opportunitiesexistwiththebuildingadditiontoaddressplumbing infrastructureaswellasprovidingadequate ADAcompliant restroomfacilitieswhichwouldbe <br />accessibletopersonswithdisabilities,plusanadequatejanitor’sclosetandotherplumbing <br />upgradestotheexistingkitchenfacilities.Evaluatetapsizefornewrestroomfacilities. <br />HVACSystem:HVAC systemscontinuetorequireongoingmaintenanceandrepairs.Evaluate <br />usefullifespanofexistingequipmentanddeterminescopeofreplacementaspartofthisproject.Newequipmentshouldbelocatedonthenewadditionroof,awayfromtheprimarywesta nd <br />northfacadesofthebuilding.Thecurrentrooftopmountedequipmentshouldberelocatedor screenedaspartofthisproject. <br />General:Thekitchen,includingequipment,plumbingfixtures,coolers,andmuchofthe restaurantinfrastructureisinneed ofmodificationandupgradeforbetterflowandfunctionality, <br />and upgradesarerequiredfortheloadinginoffood,beveragesandsuppliesfor improved <br />employeesafety.
