Planning Commission
Meeting Minutes
February 23, 2012
John Bucciaglia, 2164 Dogwood Cir., expressed a concern with traffic. Centennial
has only one access and 80% of us shop at King Soopers so we are traveling south
on Centennial. He requested the traffic study look at the south bound traffic on
Centennial from the neighborhood. The character of our small town is changing
because of the density changes.
Sue-Marie Smith, 2129 Dogwood Cir., expressed concerns with the increased traffic.
She stated flooding the market with new homes is not a good idea especially when
existing homes are not selling. She believes there are two reasons why Safeway
failed: lack of diverse market place (too many grocery stores) and lack of customer
service. She stated the right mix of retail stores and restaurants would be beneficial
to the community.
Ken Dutro, 1608 Circle Dr., stated it is already tough getting on South Boulder Road
because of traffic. It is also difficult to get across Centennial as a pedestrian.
Louisville has a vibrant downtown that masks the problems elsewhere in town. We
should have more of a say of what developers are allowed to do.
Brent Wilson, 1955 Sunnyside Cir., stated his support for the development. He
believes it keeps the character and revitalization of the community. There are a lot of
under developed sites in town. This is an upscale possibility for this property.
John Ewy, 1022 Willow Place, stated his support of the project, perhaps it’s not
perfect but it is a great solution. There is already a lot of vacant commercial. The
project keeps within the character of the community. He would not want another strip
mall with a sea of parking.
Galen Smith, 2129 Dogwood Cir., stated he moved to Louisville to get away from
Boulder. He believes this project is better suited in Boulder.
Joe and Beth O’Brien, 1110 W. Enclave Cir., stated their support of the project for the
following reasons: promote positive growth in Louisville; money will be spent locally
to support our community; potentially raise property values; a unique complex for
young professionals, such as our children; and a great location for pedestrian access
to downtown.
Craig Cutforth, 2437 Franklin Ave., presented the following pros and cons for the
project: density, traffic and retail should fit the character of Louisville; apartments
would be great, however retail is more desirable; in-fill development must fit with the
character of the neighborhood; building heights do not fit neighborhood; traffic peaks
will remain the same time for the Louisville Middle School student no matter what the
project; and if approved the project will be an improvement to the Centennial
intersection.
Bill Scanlon, 1116 Lincoln Ave., stated when he spoke with people during his
campaign for City Council, there was a 10 to 1 ratio of people against the project.
There is also a $100,000 loss of sales tax by having too much residential.
Don Atwood, 298 S. Taft Ct., stated the project has not been thought through and it is
moving forward to quickly.
