Planning Commission <br />Meeting Minutes <br />March 8, 2012 <br />Page 9of 16 <br />Russell stated the Commission needs to make a decision based on what we have <br />heard through the hearings and what the applicant has presented. <br />Russell moved and Moline seconded a motion to deny Resolution No. 1, Series 2012 <br />a resolution recommending approval of a preliminary plat, preliminary PUD and SRU <br />topermit the construction of 5 buildings, 3 of which will contain a total of 180 <br />apartment units and structured parking and 2 of which will contain 10,000 SF of retail <br />development, on Tract One of the Louisville North, Filing 7 Subdivision located at 707 <br />E. South Boulder Road. <br />Discussion of motion: <br />Russell stated he wants a project of quality but not this project. <br />Lipton stated he is not so strong on rejecting but would like to eventually see mixed <br />use at a higher percentage of usage and closer to the 127 units. He stated the <br />parking is okay. He expressed concern with the impact it will have on the surrounding <br />neighborhoods. <br />Tengler stated he is not in favor as the project was presented. He would like to see a <br />balance between residential and retail. He stated itwould be really great if we could <br />consider the entire site for redevelopment and not just this tract of land. The project <br />appears to be out of character due to its size (massing). <br />Lipton asked Russ ifthe commission has two issues: 1. itmeets the SRU criteria, <br />either yes or no and 2. It meets the PUD requirements, either yes or no. <br />Russ stated he agrees. <br />Lipton reminded the Commissioners to keep in mind the SRU criteria and PUD <br />requirements. <br />Russell stated it isn’t as quantitative as that. The project does not comply with the <br />SRU criteria.
