Planning Commission <br />Staff Report <br />January 12, 2012 <br />separated into two independent planning areas: Planning Area 4A and Planning Area <br />4B. <br />Planning Area 4A–this area consists of approximately 66 single family residential units, <br />both attached and detached. The main circulation throughout the development is by <br />local roads, but each unit will be accessed by private alleys. <br />Planning Area 4B–this area consists of approximately 240 multi-family units within 10 <br />multiplex apartment buildings clustered around a common space. Circulation throughout <br />the site is provided by 22’ wide private drive aisles. <br />Preliminary Subdivision PlatAmendment <br />Public Street Standards <br />Proposed street widths and right-of-way(ROW)standards are narrower than current City <br />standards: <br />The ROWwidth for theproposedpublic local streets (Steel Street and Luke <br />Street) is requestedto be 46.5’and the ROWwidth for the private local street <br />(Kalel Street) will be 50’. <br />There will be a parkway(tree lawn)established for each alternative roadway <br />design within the development. <br />The proposed alleys are to be maintained privately. <br />Multi-Modal Street Design <br />Steel Street is designed with 46.5’ of ROW and is primarily designed to promote a <br />“Livable”street and ROW.
