Louisville City Council Meeting
December 5, 2000
Page 10.

RESOLUTION NO. 68, SERIES 2000 - AMENDED FINAL PUD
DEVELOPMENT PLAN, ENTRY SIGNS AND LANDSCAPING, THE BUSINESS
CENTER AT CTC

Davidson called for Staff presentation.

Planning Director Paul Wood review the background of the subdivision plat and overall
final PUD development plan. He noted they were approved for the Business Center at
CTC in 1998. That approval included entry signs and associated landscaping at the
primary entry to the park off Highway 42 at CTC Boulevard. Since approval of the
original final PUD, the applicant has further refined and revised the entry landscaping
and entry monument sign design, which is being presented as an amended final PUD
application.

Wood summarized the applicam's proposal of two monumem signs, one on either side of
the CTC Boulevard entry. The signs are proposed to be located within the City owned
open space outlot as signs are not permitted within the Highway 42 right-of-way. The
applicant has proposed the location closest to the existing highway, which is the outlot.
The construction of the signs is to be of buff flagstone, consistent with signs and
landscape walls at other major intersections in the City and at the Gateways. The Parks
Department has reviewed the design relative to the recommendations of the Landscape
Beautification Master Plan, and modifications have been made to comply with the Parks
Department recommendations.

Wood reviewed the sign size to be 48 square feet and the text proposal for "The Business
Center at Colorado Technology Center." Wood noted that Staff believes the new design
is a significant upgrade in design and materials. The new signs are to be constructed
entirely of flagstone, with the sign panel constructed of metal, with precision cut
lettering. The lettering would be illuminated with ground-mounted spot lighting. The
overall area of the monument has increased from approximately 81 square feet to 240
square feet because of the more horizontal wall design.

Wood reviewed that the proposed landscaping is limited to materials immediately
surrounding the signs and within the boulevard. The balance of the landscaping is
subject to further review in conjunction with the final PUD being processed for the
adjacent lots to the west (Lots 15-18). He noted that the sign base is framed in back with
Austrian Pines that are to be installed at a height of 10 feet. The from of the monument is
surrounded by low evergreen shrubs, which should help to reduce the perceived height of
the sign. In front of the evergreens are annual and perennial flowers. The landscaping is
consistent with requirements of the IDDSG. Wood noted that the Planning Commission
recommended approval of the signs at the November 14, meeting by a vote of 5-0.

10
