Roll call vote was taken. The motion passed by a vote o of 5-0. Absent:
Howard, Levihn - excused.

RESOLUTION NO. 67, SERIES 2000 - FINAL PUD DEVELOPMENT PLAN,
LOT 1, BLOCK 3, THE PARK AT CTC

Davidson called for Staff presentation.

Planning Director Paul Wood reviewed the background of the subject property, noting
that it is an existing platted lot in the Park at CTC subdivision, located at the northeast
corner of CTC Boulevard and Cherry Street. Wood stated that adjacent streets and public
improvements are installed. The Park at CTC has also been approved as an overall final
PUD, though that approval did not establish any site specific design requirements. The
application is subject to review relative to the City's Industrial Development Design
Standards and Guidelines (IDDSG).

Wood summarized the proposal, noting that the lot is 3.87 acres in area and zoned
Industrial. The applicant is DP Construction, Inc., represented by Dennis Payne. Wood
noted that the building is designed as a 50,000 SF, multi-tenant, one and two-story
structure. The building will be partially occupied by the design-engineering firm of
Ingalls Engineering, but can accommodate a range of single or multiple industrial tenants.

With respect to the site plan, Wood stated that the building is a corner lot and built in an
"L" shape to provide a strong design orientation to the street intersection. Parking is
located on the south and west sides of the building between the building and street.
Service and loading facilities are located at the rear of the building and is well screened
from street view. There are two access points, each to be shared with adjacent property
owners. Appropriate access agreements will need to be recorded for those common
