(Jim Loftus) <br /> <br /> Owner: Safeway Stores 45, Inc. <br /> <br /> Representative: The Mulhern Group, LTD (Andy Baldyga) <br /> <br /> Case Manager: Gavin McMillan, Planner III <br />Lipton reviewed the process to be followed for the meeting as follows: <br />Staff report <br /> <br /> <br />Applicant presentation <br /> <br /> <br />Public Comment: please limit to new information only and especially those that <br /> <br /> <br />have not spoken at previous meetings <br />Commission questions of staff and applicant <br /> <br /> <br />Close the public hearing for Commission comments/discussion <br /> <br /> <br />Action <br /> <br /> <br />Public notice certification: <br />Russ reviewed the public notice dates. <br />Conflict of Interest and Disclosure: <br />None heard. <br />Staff Report of Facts and Issues: <br />Russ reviewed the proposed changes as described in the March 9, 2012 <br />Memorandum included in the Planning Commission packet with the following points: <br />thrd <br />Eliminate fifteen residential units: eleven 4 floor units and four 3 floor units. <br /> <br /> <br />A reduction from 195 residential units to 180 units. <br /> <br /> <br />Overall density reduced from 38.2 units per acre to 35.2 units per acre. <br /> <br /> <br />A redesign of the parking structure added 5 additional spaces for a total count <br /> <br /> <br />of 287 spaces. The parking ratio will increase from 1.4 spaces per unit to 1.6 <br />spaces per unit. <br />No proposed changes to the commercial development. However, the letter <br /> <br /> <br />from the applicant states he is open to eliminating up to 5,000 SF of <br />commercial development. <br />A two-hour parking restriction is proposed for the internal on-street parking <br /> <br /> <br />spaces. Details of the proposed parking management program should be <br />resolved during the Final PUD. <br /> <br />
