City Council <br /> Meeting Minutes <br /> July 3, 2012 <br /> Page 6 of 12 <br /> Mayor Pro Tern Dalton moved Council approve Resolution No. 37, Series 2012, <br /> seconded by Council member Jasiak: All in favor. Council member Sackett absent. <br /> RESOLUTION NO. 38, SERIES 2012— A RESOLUTION APPROVING A FINAL <br /> SUBDIVISION PLAT AND FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN <br /> FOR THE STEEL RANCH SOUTH DEVELOPMENT <br /> Mayor Muckle called for a staff presentation. <br /> Planning Director Russ reported this resolution to be considered by Council would <br /> approve a Final Plat and Planned Unit Development (PUD) plan for Steel Ranch South. <br /> Steel Ranch South is a part of the original Takoda Village General Development Plan <br /> (GDP) approved on June 3, 2008. The Final Subdivision Plat and Final PUD for Takoda <br /> were approved by Resolution No. 24, Series 2008. The current plan was approved by <br /> City Council in preliminary review by Resolution No. 11, Series 2012. <br /> The change is requested for primarily two independent planning areas: Planning Area <br /> 4A and Planning Area 4B. <br /> Planning Area 4A—consists of approximately 58 single family residential units, attached <br /> and detached. <br /> Planning Area 4B—consists of approximately 228 multi-family units in 10 multiplex <br /> apartment buildings clustered around a common space. <br /> Modifications were made to the Plat and PUD following the Preliminary approval. The <br /> majority of the changes have been to Planning Area #4A (PA#4A): <br /> • Removal of a local roadway. <br /> • Addition of trailhead parking <br /> • Increased the public land dedication (1.15 acres at preliminary; 1.95 acres at <br /> Final) <br /> • Enhanced and retained mews and trail connections <br /> • Alley accesses are retained <br /> Public Street Standards <br /> Proposed street widths and right-of-way (ROW) standards are narrower than current <br /> City standards: <br /> • The ROW width for the proposed public local streets (Steel Street and Luke <br /> Street) is requested to be 46.5' and 50' for private local street (Kale!) <br /> • There will be a parkway (tree lawn) established for each alternative roadway <br /> design in the development. <br /> • The proposed alleys are to be maintained privately. <br /> Multi-Modal Street Design <br />
