<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />DECEMBER 12, 1995 <br /> <br />ITEM: <br /> <br />Dave Nielsen, Ltd., Final PUD Development Plan <br /> <br />APPLICANT: <br /> <br />David Nielsen <br /> <br />OWNER: <br /> <br />David E. and Wendy GIant Nielsen <br /> <br />LOCATION: <br /> <br />Lot 12, Block 2, Colorado Technological Center) <br /> <br />ZONING: <br /> <br />I - Industrial <br /> <br />AREA: <br /> <br />I acre (45,725 square feet) <br /> <br />REQUEST: <br /> <br />Approval of Final PUD Development Plan for 5,200 square foot <br />office/warehouse. <br /> <br />BACKGROUND <br /> <br />The proposal is to construct a 5,200 square foot building where occupancy would be 38% (2,000 <br />sf) for office, and 61 % (3,200 sf) for warehouse. The site is currently undeveloped, The PUD <br />development plan shows a future expansion area of 8,370 sf. The proposed Final PUD Plan does <br />not provide enough information to review the expansion area. A Final PUD Development Plan <br />for future expansion must be approve by Planning Commission and City Council prior to issuance <br />of building permits. <br /> <br />A total of 14 parking spaces, which includes one handicap space, are shown on the plan for Phase <br />I. This count is in agreement with the minimum required parking of 12 spaces based upon ratios <br />of one parking space per 300 square feet of office area and one parking space per 600 square feet <br />of production area. <br /> <br />A dock high loading door is reflected on the south building elevation. One, 3' x 6' monument <br />sign, consistent with other buildings in the CTC, is proposed near the driveway entrance off of <br />Pierce Avenue. No wall signage is proposed. The number and location, relative to view exposure <br />to the street, of roof top mechanical equipment should be disclosed on the PUD. <br /> <br />1 <br />
