<br />STAFF COMMENTS: <br /> <br />PUD <br /> <br />Overall building height is 18'4", the PUD shows a maximum height of 35'. The PUD should be <br />revised to reflect actual height. <br /> <br />Additional trees should be incorporated into the landscaped berm adjacent to the public right-of- <br />way. One tree per 20 linear feet would be recommended by staff which would provide for a total <br />of 6 trees. The ratio of evergreen shrubs to deciduous shrubs should be amended. The total <br />number of evergreen shrubs should not exceed one-third the total number of shrubs. <br /> <br />Staff would further recommend that 2 to 3 trees shown adjacent to the future expansion be <br />relocated to the 15' landscaped area in front (east elevation) of the building. Landscaping shown <br />in close proximity to the expansion may be impacted by construction of that structure. <br /> <br />STAFF RECOMMENDATION: <br /> <br />APPROV AL of the Dave Nielsen, Ltd. Final PUD Development Plan with the following <br />conditions: <br /> <br />1. The number and location, relative to view exposure to the street, of roof top <br />mechanical equipment should be disclosed on the PUD; <br /> <br />2. A Final PUD Development Plan for future expansion must be approved by <br />Planning Commission and City Council prior to issuance of building permits; <br /> <br />3. Landscape materials, 2- 3 trees, shown adjacent to the future expansion be <br />relocated to the 15' landscaped area in front (east elevation) of the building; <br /> <br />4. The Pun landscape plan shall be revised to reflect one tree per 20' feet of frontage <br />to be installed within the front landscaped setback adjacent to the public right- <br />of-way. <br /> <br />PLANNING COMMISSION ACTION <br /> <br />Resolution No. 58, Series 1995, recommends approval with condition(s) by the Planning <br />Commission and recommends same to City Council. The Commission may approve with <br />condition(s) or deny the request. <br /> <br />2 <br />
