<br />RESOLUTION NO. 58 <br />SERIES 1995 <br /> <br />A RESOLUTION APPROVING A <br />FINAL PUD DEVELOPMENT PLAN <br />FOR DAVE NIELSEN, LTD. <br /> <br />WHEREAS, there has been submitted to the Louisville Planning Commission a Final PUD <br />Development Plan for Dave Nielsen, Ltd., in the Colorado Technological Center; and, <br /> <br />WHEREAS, all materials related to the Final PUD Development Plan have been reviewed <br />by City staff and found to be in compliance with the Louisville zoning ordinances, comprehensive <br />plan, and other related policies; and, <br /> <br />WHEREAS, the Planning Commission finds that said Final PUD Development Plan for <br />Dave Nielsen, Ltd. should be approved with the following conditions: <br /> <br />1. The number and location, relative to view exposure to the street, of roof top <br />mechanical equipment and screening should be disclosed on the PUD,' <br /> <br />2. A Final PUD Development Plan for future expansion must be reviewed by <br />Planning Commission and approved by City Council prior to issuance of building <br />permits,' <br /> <br />3. Landscape materials, 2- 3 trees, shown adjacent to the future expansion be relocated <br />to the 15' landscaped area infront (east elevation) of the building; <br /> <br />4. The PUD landscape plan shall be revised to reflect one tree per 20' feet offrontage <br />to be installed within the front landscaped setback adjacent to the public right-aI-way. <br />The number of evergreen shrubs are not to exceed 1/3 total of all shrubs. Drought <br />tolerant fescue mix with a maximum of 10% bluegrass is to be specified on the PUD. <br />A mix of evergreens and deciduous trees shall be shown on the landscape plan,' <br /> <br />5. Final PUD Development Plan shall show detail of building and site lighting,' <br /> <br />6. Overall building height of 18'4" shall be reflected on the PUD. <br />
