Louisville City Council Meeting
March 6, 2001
Page 15

Davidson stated his belief that the pole location on commercial property was not an issue.

Wood noted a typographical error on condition 2e. letter or credit should read "letter of
credit."

Sisk and Howard accepted the amendment

Howard offered an amendment that the monitoring data be for locations within the City
limits and reports filed with the City.

Sisk accepted the amendment.

VOTE: Roll call vote was taken. The motion passed by a vote of 3-2. Davidson and
Keany voted no.

RESOLUTION NO. 17, SERIES 2001 - FINAL PUD DEVELOPMENT PLAN, 700
FRONT STREET, OLSON STUDIO

Davidson called for Staff presentation.

Planning Director Paul Wood reviewed the subject property located at the northeast
corner of Pine and Front Streets. He noted that there is an existing single-story
residential style structure on the property that was converted from residential to office use
approximately one year ago. The owner, Rex Olson, Olson Architecture Studio, is
proposing a second-story addition of approximately 1,300 SF for leasing of office space.

Wood stated that the Planning Commission held a public hearing on February 22, 2001
and unanimously voted for approval. The revised submittal for City Council review
complies with all Planning Commission recommendations. Wood noted that the
application is subject to the design standards and the guidelines of the Downtown Design
Handbook (DDH), and that the 29-foot height ordinance and the downtown parking
ordinance also apply.

Wood reviewed the site plan and noted that the building footprint will not be changed.
Site improvements are proposed at the rear of the property for development of a parking
lot to be shared with the adjacent 706 Front Street building. The parking access is from a
right-in/right-out curb cut onto Pine Street.

Wood reviewed the parking, which based on the previous approval for 706 Front Street,
provides seven spaces. He noted that the parking requirement can be met through on or
off-site parking or through payment of a fee.

15
