The motion passed by a vote of 3-2. Davidson and <br />Keany voted no. <br /> <br />RESOLUTION NO. 17, SERIES 2001 - FINAL PUD DEVELOPMENT PLAN, 700 <br /> FRONT STREET, OLSON STUDIO <br /> <br />Davidson called for Staff presentation. <br /> <br />Planning Director Paul Wood reviewed the subject property located at the northeast <br />corner of Pine and Front Streets. He noted that there is an existing single-story <br />residential style structure on the property that was converted from residential to office use <br />approximately one year ago. The owner, Rex Olson, Olson Architecture Studio, is <br />proposing a second-story addition of approximately 1,300 SF for leasing of office space. <br /> <br />Wood stated that the Planning Commission held a public hearing on February 22, 2001 <br />and unanimously voted for approval. The revised submittal for City Council review <br />complies with all Planning Commission recommendations. Wood noted that the <br />application is subject to the design standards and the guidelines of the Downtown Design <br />Handbook (DDH), and that the 29-foot height ordinance and the downtown parking <br />ordinance also apply. <br /> <br />Wood reviewed the site plan and noted that the building footprint will not be changed. <br />Site improvements are proposed at the rear of the property for development of a parking <br />lot to be shared with the adjacent 706 Front Street building. The parking access is from a <br />right-in/right-out curb cut onto Pine Street. <br /> <br />Wood reviewed the parking, which based on the previous approval for 706 Front Street, <br />provides seven spaces. He noted that the parking requirement can be met through on or <br />off-site parking or through payment of a fee. <br /> <br />15 <br /> <br /> <br />
