Louisville City Council Meeting
March 6, 2001
Page 16

Wood reported on the architectural design of the second-story addition, which is intended
to match the existing materials and style. The Planning Commission and Staff have
supported the applicant's proposal to maintain the existing style and character with the
addition.

Wood noted that the Planning Commission recommended approval of the application
with seven conditions. The following conditions remain:
1) That prior to recording of the final PUD, an access easement shall be provided
across this property, to the benefit of the 706 Front Street property, to allow the
shared driveway out to Pine Street°
2) That in conjunction with or prior to issuance of a building permit, the applicant
shall submit grading and drainage information as required by the City for review
by Public Works, Building and Planning Staffs.
3) That the signs in the second story gables that identify year of construction shall
identify both 1880 and the year the second-story addition is constructed.

Davidson called for Applicant presentation.

Rex Olson, Olson Studio, 8034 North Street, Boulder, CO, stated that his architectural
business is located at 700 Front Street, Louisville, CO. He reported that they tried to
keep the addition in context with the original building. He noted that the roof and
dormers will match the current architecture. He stated that the color scheme proposed for
the building blends in with downtown Louisville and adds character. He stated that he has
worked with his neighbors to the north on shared parking. He noted that they have agreed
to easements and staff recommendations. He asked for Council approval of his project.

Sisk asked if there is an agreement in place for the shared access with the property owner
to the north. Olson stated that there is not a formal agreement but that it has been
established as a condition of the PUD approval.

Sisk stated that he liked the style of the building and the color scheme and felt it was a
wonderful addition to Louisville.

Howard stated that he also like the style of the architecture and the color scheme for the
building.

Keany had questions relative to the access. He asked City Attorney Light if his
employment at the Arapahoe Building presented a conflict of interest for him to
participate in the discussions. City Attorney Light stated that would not prevent him
from participating in the discussions.

16
