LOUISVILLE PLANNING COMMISSION <br />STAFF REPORT <br />August 9, 2007 <br />ITEM: Case #07-017-FS/FP, Final Subdivision Plat and PUD <br />Development Plan -Lots 2 and 3, Block 4, the Business Center at <br />CTC, Replat D <br />PLANNER: Sean McCartney, Principal Planner <br />APPLICANT: CTC Commercial One LLC., contact: Steve Meyers <br />2051 L-ogwood Street <br />Louisville, CO 80027 <br />OWNER: Colorado Tech Land Company, LLC <br />2500 Arapahoe Avenue, #220 <br />Boulder, CO 80302 <br />EXISTING ZONING: Industrial (I) Zone, <br />LOCATION: The subject property is located on the northwest corner of <br />Dogwood Street and South 104th Street. <br />TOTAL SITE AREA: The subject parcel is 5.65 acres. <br />REQUEST: Approval of Resolution No.21, Series 2007, a resolution approving <br />a final subdivision plat and a final PUD development plan. <br />BACKGROUND: <br />The applicant, CTC Commercial Once LLC., is requesting authorization of a final subdivision plat <br />and PUD development plan as required for commencing the entitlement process with the City for <br />future phased development of a two lot subdivision. The final PUD development plan proposes <br />the construction of two (2) single story 31,738 SF flex office building on both lots. Although the <br />two lots, Lots 2 and 3, are currently part of a formal subdivision plat (the Business Center at <br />CTC, Replat D), the applicant is requesting a lot line adjustment to move the common boundary <br />between the two lots approximately 8' north of it's existing location. <br />The subject parcel is located adjacent to and west of South 104th Street, and to the north of <br />Dogwood Street. To the north is an 18 acre parcel zoned Commercial which is currently vacant. <br />Located to the west is a 60,000 SF flex building on a 5.4 acre CTC parcel, under the ownership <br />
