To the east of <br />the subject parcel is the Mayhoffer Section 15 Open Space owned by Boulder County. <br />SUMMARY OF PROPOSAL / ST,~FF COMMENTS: <br />As the proposed building is coming forward at this point as a speculative building the core and <br />shell is being designed to maximize the opportunity to `flex' for the needs of future multiple <br />tenants including a mix of office, light manufacturing, industrial and warehouse uses. The <br />building proposal is subject to the design standards of the Industrial Development and Design <br />Standards and Guidelines (IDDSG). <br />The subdivision plat and the PUD proposal are generally in compliance with the requirements of <br />the Louisville Municipal Code (LMC') with respect to the requirements for subdivision, as well <br />standards of the IDDSG. <br />Subdivision Plat: <br />The applicant has submitted a final subdivision plat to allow for a lot line adjustment of 8' to the <br />north for Lot 3. As the applicant laid. out the site plan, based on the standards established in the <br />design guidelines, it was found that t]he lot lines needed to be adjusted to allow for each building <br />to have a proper side yard setback. ~-ccording to the standards established in the International <br />Building Code (IBC), buildings must. retain a minimum setback of 10' from any property line, or <br />be constructed of fire rated materials,. Without the lot line adjustment, the building to the south <br />would only have a 2' side yard setback to the north. <br />PUD Development Plan: <br />Site Plan <br />The proposed site plan provides a layout for two 31,738 SF single-story flex office buildings that <br />are situated on two separate Lots. Once approved, each lot could be sold off for individual <br />ownership. According to the applicant, the project will be phased to allow for the construction of <br />one of the buildings within 6 months of the approval date. The phasing is based on the <br />availability of offsite sanitation facilities which is being constructed by the City. The Public <br />Works Department has noted the construction of the buildings shall not occur until the new lift <br />station on South 104th Street is constructed. <br />The proposed buildings do allow full. vehicular and emergency access to all sides of the building, <br />as well as loading docks in the rear of the building (located on the west side of the building). <br />Building setbacks and the design of parking and vehicular circulation areas are in compliance <br />with the IDDSG. <br />Access <br />The development is designed to allow for three access points -two on South 104th Street (to the <br />east) and one on Dogwood Street (to the south). Because these properties are intended to be sold <br />off individually, the applicant has allowed for an access easement to be dedicated on the <br />subdivision plat. <br />2 <br />
