SUBJECT: Resolution No. 44, Series 2007, a final PUD development plan for 282 Century Place <br />(Lots 4 - 6, Block 1, Centennial Valley Business Park Filing No. 1). <br />DATE: September 4, 2007 <br />The rear of the building will offer some •of the same building material elements and colors as seen in the <br />front of the building. The southern elevation will offer a high glazing wall that will add an element of <br />variation to the brick / CMU facade. <br />The applicant has also provided adequate area for the trash and recycling enclosures. A detail of the <br />enclosure is shown on page A 2.0. <br />Building setbacks and the design of parking and vehicular circulation areas are in compliance with the <br />CDDSG. <br />Access and Circulation <br />The development is designed to allow four two access points -one (1) on Century Place (to the west) and <br />one (1) on Century Drive (to the north). This design allows for an internal circulatory pattern that allows <br />for adequate on-site traffic patterns and Emergency access. <br />The applicant has also provided good pedestrian access throughout the site. One element that should be <br />noted is the provision of pedestrian access through the site for access to the commercial development to <br />the east side of this property. The applic;ant has taken note of the existing trail patterns of pedestrians <br />crossing this property to access the commercial development to the east and has allowed for this access <br />to continue. They will also be crosswall: striping added on Century Place to allow for the crossing from <br />the west. <br />Pa king <br />The proposed development exceeds the minimum parking ratio of 4.0 spaces per 1,000 square feet as <br />required by the CDDSG. Parking surrounds the development, with most of the spaces being located to <br />the west, south and east. Each drive aisle is 24 feet in width and each drive way is 28 feet wide. These <br />standards comply with the standards established in the CDDSG. <br />The applicant has also provided sufficient area for bicycle parking located at each end of the building. A <br />detail showing the style of bike rack is shown on page A 2.0. <br />Landscaping <br />Landscape coverage meets the required :30% of the lot area as required by the CDDSG. The caliper and <br />number of landscape materials reflect compliance with the CDDSG with regard to parking lot, <br />streetscape, and side property minimum standards. <br />It should also be noted that the applicant: was aware of the vision clearance areas located on this property, <br />especially on the southern access. Because Century Place curves to the southeast at this access, the <br />applicant has provided low growing vegetation so that a vehicle leaving the property at the southern end <br />of this development will be able to see oncoming vehicles traveling north on Century Place. <br />Lighting <br />The Lighting Plan proposed for this development provides adequate pole lighting in the parking lots and <br />
