City Council <br /> Meeting Minutes <br /> December 18, 2012 <br /> Page 3 of 17 <br /> RESOLUTION No. 80, SERIES 2012—A RESOLUTION APPROVING A SPECIAL <br /> REVIEW USE (SRU) TO ALLOW FOR THE CONSTRUCTION OF A NEW FIRE <br /> STATION, TRAINING FACILITY AND FUELING ENCLOSURE FOR THE <br /> LOUISVILLE FIRE PROTECTION DISTRICT WITHIN THE INDUSTRIAL ZONE <br /> DISTRICT (2095 BOXELDER STREET, LOT 15, COLORADO TECHNOLOGICAL <br /> CENTER, FILING 2) <br /> Mayor Muckle requested a staff presentation. <br /> Planning Director Russ explained the Louisville Fire Protection District, represented by <br /> Chief Tim Parker, requests approval of a Special Review Use (SRU) to allow the <br /> Louisville Fire Station #3 to be located at Boxelder Street and 104th Street in the <br /> Colorado Technological Center. <br /> The Louisville Fire Protection District is a special district serving Louisville. They <br /> currently have two existing stations; one at 895 W. Via Appia and the second at 1240 <br /> Main Street. They maintain a district owned fleet of five fire trucks; two aerials; two <br /> command vehicles and three utility vehicles. They lease/purchase a brush truck and <br /> pumper. They also own two ambulances. <br /> The request includes the construction of a training facility and fueling enclosure. The <br /> property is located in the Industrial Zone (I) District. According to the Louisville <br /> Municipal Code (LMC), the I Zone District permits "City, County, State and Federal uses <br /> and buildings" (Use Group #18) as a SRU. The LMC requires a Planned Unit <br /> Development (PUD) for all development within the I Zone District. For reasons specific <br /> to the purchase of the property, the applicant is requesting only the SRU at this time <br /> and not a PUD. Approval of this request will permit the Fire Station, training facility, and <br /> fueling enclosure as a use on the property. However, no building permit will be allowed <br /> until after a PUD has been submitted to and approved by the Louisville City Council. <br /> Fire Station: 10,800 SF, 2 stories, 3 vehicle bays, office, meeting rooms and restrooms. <br /> Training Building: 2,400 SFF, 3 stories, controlled burns. <br /> Exterior Shade Structure: 600 SF staging of training materials, outdoor meetings, <br /> training consultation. <br /> Fueling Enclosure: For 1,000 gallons of diesel fuel for the use of fire trucks only. <br /> Access: 2 primary access points (Boxelder and 104th) and one driveway. <br /> Site Plan: Northwest corner of Boxelder Street and South 104th Street. <br /> Special Review Use Criteria: Louisville Municipal Code § 17.40.100.A.
