Planning Commission <br />Meeting Minutes <br />May 10, 2012 <br />Page 4 of 12 <br /> <br />Russ advised the Commission they had a revised staff report. <br />Pritchard moved and Russell seconded a motion to enter into public record the <br />revised staff report. Motion passed by unanimous voice vote. O’Connell was absent. <br />Russ continued with a review of the project, highlighting the following areas of <br />discussion: <br />A resolution recommending approval of a final subdivision plat and final <br /> <br /> <br />th <br />planned unit development (PUD) for 96 Street and Dillon, a commercial <br />subdivision of the St. Louis Parish and Commercial Park. (Rocky Mountain <br />Tennis Center) <br />The original GDP, approved by Ordinance No. 1455, Series 2004, allows: <br /> <br /> <br />1. Up to 306,531 total square feet of development. <br />2. Additional church and school. <br />3. Transitional design between CTC and Warembourg Open Space. <br />The General Development Plan Agreement states: “all three parcels shall be <br /> <br /> <br />platted prior to division or development of any individual parcel. Also, the <br />agreement requires all public improvements and dedications be advanced <br />concurrently with the first development request.” <br />The request is for a final plat for the entire 54-acres and a final PUD for a 27- <br /> <br /> <br />court, multi-surface, year round, world class Tennis Center on Tract 1. <br />The final subdivision plat includes: <br /> <br /> <br />1. Public Streets & Easements: unique layout and meets standards <br />2. Public Land Dedication: 5.5 acre dedication and 2.7 acre payment-in- <br />lieu <br />The final planned unit development includes: <br /> <br /> <br />1. Access & Transportation: <br />th <br />a. No sidewalk along 96 Street <br />b. No sidewalk along Road B adjacent to the Regional Trail <br />2. Site Plan <br />a. Site layout <br />b. Location of: <br />i. Parking <br />ii. Initial Club House <br />iii. Quick Start Courts <br />iv. Clay Courts <br />v. Hard Courts <br />vi. Stadium Courts <br />vii. Seasonal Bubble Courts <br />3. Architecture and Lighting details <br />4. Land Use & Yard / Bulk Requirements <br />5. Landscape <br />6.
