Located in the Colorado Technology Center (CTC) <br />2. Approximately 48,070 SF in area and zoned Industrial (I) <br />3. Site development regulated by the Industrial Development Design <br />Standards and Guidelines (IDDSG) <br />Request – <br /> <br /> <br />1. Site Development <br />a. Land Use: Warehousing and accessory office – permitted in the <br />Industrial zone district. <br />b. Parking: 2.9 spaces per 1,000 SF; IDDSG requires a minimum of <br />2 spaces per 1,000 SF <br />c. Vehicular Circulation: one access drive off of South Taylor <br />2. Architecture <br />a. Materials Used: Colored split faced cement block; two different <br />colored blocks (red and tan) for trim and parapet elements. <br />b. Architectural Accents: Copper canopies over entry doors; glazing <br />to provide natural lighting <br />c. Articulation: step down in the building parapet and step backs <br />along the south facing façade. <br />3. Water Usage: According to Section 17.28.060(D) of the LMC, ‘water <br />usage of industrial establishments shall be estimated and noted on the <br />final development plan”. <br />a. The purpose of this section is to allow the staff to confirm the <br />City has the appropriate water supply to serve the proposed <br />used. <br />b. The Public Works Department is comfortable with the City having <br />the appropriate water resources to serve a 12,347 SF flex office <br />building with warehousing and accessory office uses. <br />Staff recommends approval with the following condition: <br /> <br />
