Planning Commission <br />Meeting Minutes <br />October 25, 2012 <br />Page 10 of 13 <br /> <br />Michael Menaker, 1827 W. Chokecherry Drive, reminded the Commissioners that the <br />collected sales tax is reserved for the City’s General Fund. He also stated the intent <br />of the City from the beginning was to purchase the post office and use the space for <br />a parking structure. Until the parking structure is funded the City has been able to <br />lease the property and have the retail income. <br />Bob Perletz, 2455 Sumac Ave, stated he represents the owner of Laundromat which <br />is one of businesses in the Village Shop area. He requested the Commission <br />approve the project and allow it to move forward. He stated he sees the project as an <br />asset to the area and the economy of the shopping center. <br />Commission Questions of Staff <br />Lipton requested Russ to address the comments made by Stewart regarding the <br />Footnote #7 within the LMC Yard and Bulk Table. <br />Russ stated there is no definition of area when the property shares access, storm <br />water, parking, etc. He reminded the Commissioners that the Planning Staff had used <br />the standard planning definitions. <br />Lipton asked if this could trigger a Comp Plan amendment. <br />Russ stated the Comp Plan is to be used only a reference document and not a <br />regulatory document. <br />Russell asked why there is a height difference between residential and commercial <br />within the CC zoning. <br />Russ stated the height difference is due to the CDDSG and at the time of adoption it <br />did not consider a mixed used development. <br />Russell asked if it was possible to reduce the speed limit on Centennial Drive as <br />suggested by one of the public comments. <br />Russ stated it could help the quality of life along the street and he would discuss the <br />suggestion with Public Works. <br />O’Connell asked if the retail space is designed for one or more retail possibilities. <br />Mulhern stated is had been designed for four (4) but there will probably be two (2). <br />Moline asked what the reality of reusing the Safeway building is. <br />Mulhern stated that Alfalfa’s does not want to reuse an existing building because they <br />want to design a high efficiency building from the ground up. <br />Lipton asked if the buildings could become condos. <br />Russ stated yes. <br />Brauneis inquired about bike parking. <br />Mulhern stated it was provided within the parking structure. <br />Moline asked for a clarification of shadowing issue in the SRU criteria. <br />Russ stated Staff is looking into how to improve this. <br />Summary Comments and Request from Staff and/or Applicant <br /> <br />
