Louisville City Council Meeting <br />November 20, 2001 <br />Page 15 <br /> <br />RESOLUTION NO. 57, SERIES 2001 - SPECIAL REVIEW USE FOR MONSTER <br />MOTOR SPORTS, 465 PIERCE AVENUE, COLORADO TECHNOLOGY <br />CENTER <br /> <br />Davidson called for Staff presentation. <br /> <br />Principal Planner Ken Johnstone reviewed that the applicant is Monster Motor Sports, a <br />commercial retail operation that offers sales of a variety of new and used recreational <br />vehicles (water craft, motor bikes, ATV, etc. and excluding motor homes and camper <br />trailers). Johnstone explained that the applicant is requesting approval of the Special <br />Review Use to allow for the continued operations of a commercial retail and service <br /> <br />operation in the approved CTC Industrial PUD. Sales and repairs of motor vehicles can <br />be permitted as a SRU use in the Industrial (I) zoning district. Johnstone noted that the <br />applicant is currently operating in the building without SRU approval and that a business <br />license was disapproved in January of 2001, at which time the business was in operation. <br /> <br />Johnstone stated that the building is owned by Gramps, LLC (J. Marcellus), and was <br />constructed in 1998. The operation is located in a building that includes two other <br />tenants, a video distribution operation and it's offices, and a kitchen cabinet sales <br />showroom with a small office space. The total square footage of the building is 12,118 <br />SF. The applicant leases 5,425 SF, and proposes that the square footage would be used <br />for Showroom - 2,400 SF/Office - 1,000 SF/Warehouse - 1,025 SF/Shop <br />(Manufacturing) - 1,000 SF. Johnstone reviewed the criteria of a Special Review Use, <br />which provides that the request be compatible in the location. <br /> <br />Johnstone reviewed the Planning Commission's recommendation, which supports the <br />SRU, with conditions. He noted that the testimony reflects that the primary concerns of <br />the project were adequate on-site parking, current use and limitation of outdoor storage of <br />trailers, and the "test driving" and operations of un-licensed recreational vehicles on site. <br />Johnston noted that Staff has brought forward an additional condition prohibiting <br />servicing vehicles on the property. <br /> <br />Davidson called for applicant presentation. <br /> <br />The applicant stated they did not have a presentation. <br /> <br />Sisk asked the applicants to come forward and identify themselves. <br /> <br />Brad Barnett, Co-Owner Monster Sports, 465 S.
