He then noted that Condition #12 has already been met and can be deleted from the <br />conditions. <br />1. The applicant shall revise the Tract and Outlot Tables on both the PUD Development <br />Plan and Subdivision Plat consistent with recommendations of the Public Works <br />Department as forwarded in their September 27, 2007 referral letter. The modifications <br />shall be incorporated prior to submittal of final documents. <br />2. The applicant shall revise the street cross sections on Panel 9 of 17 of the PUD <br />Development Plan consistent with recommendations of the Public Works Department as <br />forwarded in their September 27, 2007 referral letter. The modifications shall be <br />incorporated prior to submittal of final documents. <br />3. The applicant shall incorporate a temporary cul-de-sac at the southerly terminus point of <br />Hecla Drive as reflected in the submittal of final documents. <br />4. The applicant shall continue to work with CDOT to acquire approval for the access being <br />proposed on Parcel A to Highway 42. This access permit will be required as part of final <br />document submittal. <br />5. The applicant shall receive approval by the ditch company for the work being proposed <br />along the Davidson Highline Ditch. <br />6. The applicant shall provide a report / design for the proposed sanitary lift station at time <br />of final document submittal. <br />7. Preliminary recommendation of approval is subject to further review by the City of <br />Louisville regarding design standards for the street system network and the proposed <br />roundabouts. <br />8. The applicant shall continue to work with the Land Management Department to <br />determine final trail alignments, trail design details and trail signage prior to final <br />document submittal. <br />9. All yard, bulk and other urban design components of the project shall be subject to <br />further City review and approval as part of the final plat and PUD. <br />10. Preliminary recommendation of approval is subj ect to review and approval by the City of <br />Louisville that proposed unencumbered public-use land dedication is being conveyed free <br />and clear of all encumbrances. <br />11. Prior to overlot grading within the 100 year regulatory flood district the applicant shall <br />secure a floodplain development permit as authorized by the Board of Adjustment. <br />12. The applicant shall secure sign off from the Louisville Fire Protection District for street <br />widths, as well as inside and outside turning radiuses for both public street and private <br />alley tracts prior to the submittal of final documents. <br />13. The limits of the 100 year floodplain shall be incorporated on the final subdivision plat <br />and PUD development plan. <br /> <br />Commission Questions of Staff: <br />Sheets inquired if the applicant had concerns with any of the conditions. <br /> <br />Wood stated she should ask the applicant that question. <br /> <br />Lipton discussed with staff the alignment of Paschal Drive. <br />
