<br />111111111111111111111111111111111111111111111111111111I ~~.~~7434 <br />02/08/2005 03'32P <br />Boulder County Clerk, CO ORD R 21.00 D 0.00 . <br /> <br />Exhibit A <br /> <br />DESCRIPTION OF VACATED RIGHT -OF- WAY <br /> <br />That portion of a right-of-way for road purposes conveyed to the County of Boulder on 23 <br />January 1959 in instrument recorded in Book 1099 at Page 501, Boulder County Records, which <br />crosses Lot 1, BOULDER VIEW SUBDIVISION, a subdivision located in the Southwest <br />quarter (SW 1/4) of Section 6, Township 1 South, Range 69 West of the 6th P.M., more <br />particularly described as follows: <br /> <br />Commencing at the Southeast corner of Lot 1, BOULDER VIEW SUBDIVISION; <br /> <br />thence North 82040'00" West, along the southerly line of Lot 1, a distance of30.25 feet to a <br />point on the west right-of-way line of as described in Book 1099 at Page 501, said point being <br />the Point of Beginning; <br /> <br />thence North 00003'00" West, along the west road right-of-way line, a distance of88.04 feet to <br />the beginning of a non-tangent curve; <br /> <br />thence continuing along the westerly road right-of-way line and along a curve to the right an arc <br />distance of 108.54 feet, said curve having a radius of 45.00 feet, a central angle of 138011'28" <br />and being subtended by a chord that bears North 20051 '15" East, 84.08 feet to a point on the east <br />line of Lot 1; <br /> <br />thence South 00003'00" East, along the east line of Lot 1, a distance of 11.50 feet to the west <br />right-of-way line of Continental View Drive and the beginning of a non-tangent curve to the <br />right; <br /> <br />thence 74.25 feet along the arc of the curve to the right and along the west right-of-way line of <br />Continental View Drive, said curve having a radius of218.33 feet, a central angle of 19029'03" <br />and being subtended by a chord that bears South 10013'26" West, 73.89 feet to the beginning of <br />a reverse curve to the left; <br /> <br />thence 84.38 feet along the arc of said reverse curve and along the west right-of-way line of <br />Continental View Drive, said curve having a radius of278.33 feet, a central angle of 17022'13" <br />and being subtended by a chord that bears South 11016'51" West, 84,06 feet to a point on the <br />south line of Lot 1; <br /> <br />thence North 82040'00" West, along the south line of Lot 1, a distance of 0.31 feet to the Point <br />of Beginning. <br /> <br />The parcel contains 3318 square feet, more or less. <br /> <br />3 <br />
