D 0.00 <br /> <br />Exhibit B <br /> <br />DESCRIPTION OF RIGHT-OF-WAY TO BE CONVEYED TO AND RETAINED BY CITY <br /> <br />That portion of a right-of-way for road purposes conveyed to the County of Boulder on 23 <br />January 1959 in instrument recorded in Book 1099 at Page 501, Boulder County Records, which <br />crosses Lot 1, BOULDER VIEW SUBDIVISION, a subdivision located in the Southwest <br />quarter (SW 1/4) of Section 6, Township 1 South, Range 69 West of the 6th P.M., more <br />particularly described as follows: <br /> <br />Beginning at the Southeast corner of Lot 1, BOULDER VIEW SUBDIVISION; <br /> <br />thence North 82040'00" West, along the southerly line of Lot 1, a distance of29.94 feet to a <br />point on the west right-of-way line of Continental View Drive as shown on the recorded plat of <br />REPLAT OF CONTINENTAL VIEW ESTATES, recorded as Plan File P-7 F-4 No.9 in the <br />Boulder County Clerk and Recorders office; <br /> <br />thence along the arc of a non-tangent curve to the right an arc distance of 84.38 feet, said curve <br />having a radius of278.33 feet, a central angle of 17022'13" and being subtended by a chord that <br />bears North 11016'51" East, 84.06 feet to the beginning of a reverse curve to the left; <br /> <br />thence along the arc of said reverse curve to the left an arc distance of 74.25 feet, said curve <br />having a radius of2l8,33 feet, a central angle of 19029'03" and being subtended by a chord that <br />bears North 10013'26" East, 73,89 feet to a point on the east line of Lot 1; <br /> <br />thence South 00003'00" East, along the east line of Lot 1, a distance of 158.97 feet to the Point <br />of Beginning. <br /> <br />The parcel contains 2327 square feet, more or less. <br />
