- We are still on schedule to get the properties transferred by the end of the 2013 calendar year <br />- As each property transfers, all the requisite financial transactions will show on the balance <br />sheet that we are tracking with the IGA <br />- In terms of financial performance, Sunnyside struggles <br />- Last year the property broke even, but several of the previous year’s LHA did a cash infusion <br />- On a refinance, we may need to bring cash into the property to improve the equity position <br />and to refinance it so that it is not in default. <br /> <br />Willa said we have had conversations with US Bank, the current lender. <br />- They have a significant repayment penalty of $270,000 <br />- Their interest rate is at 8.1, way above market <br />- They are looking at absorbing that prepayment penalty, give us a longer term, and bring the <br />interest rate down <br />- That would reduce our monthly payments but we would have to bring $50,000 in equity to <br />the whole transaction <br />- The other options we are exploring is with Wells Fargo <br />- Looking at a straight market interest rate, at 3.5 to 4%, and a longer amortization to absorb <br />the prepayment equity may be a good option <br /> <br />Jay asked if there is still cash left in LHA. <br /> <br />Willa answered that yes, LHA and BCHA will bring resources to Sunnyside this year. <br /> <br />Frank said this property is probably the last one because it’s the hardest. <br />- It’s our financial responsibility to bring to the table <br />- If we buy down the debt at $200,000, that would be BCHA’s to handle <br /> <br />Jay said there was $750, 000 cash in the bank and he was questioned about that at council. <br /> <br />Frank said BCHA will honor the commitments of the IGA, we are off to a very strong start. <br />- The properties have all been refinanced <br />- The money for the rehabilitation is in a restricted account <br />- We closed on the Alkonis property in March and are very excited about that <br />- We have attended the comprehensive plan meetings to see how that goes forward <br />- At this point, we will be an active participant and coming to a conclusion soon about when to <br />start planning on that particular parcel, including senior housing and what the community <br />needs and wants on that particular piece of land <br /> <br />Jay said that the Comprehensive Plan was approved. <br /> <br />Willa updated on Alkonis property <br />- We toured the Confluence site <br />- They will have close to 300 units <br />- They are finished similar to Josephine commons <br />- We hope to create a similar or higher quality product with lower rents <br /> <br />Walt said, from a stand point of senior housing, do the buildings have elevators? He said it is a part of <br />senior housing which is lacking in the city. <br /> <br />Jay said they are required to according to ADA and the same with Loftus. <br /> <br />Frank said the night of the City Council meeting, there was a big storm and we were unable to be there. <br />The first annual report was submitted. <br /> <br />Jay and Heather said all the Council members thought the report was well done and there were no really <br />questions at all.
