CITY OF LOUISVILLE <br /> <br />BOARD OF ADJUSTMENT <br /> <br />STAFF REPORT <br /> <br />September 18, 2013 <br />APPLICANT:Louisa and David Nance, 667 Ponderosa Ct. <br />OWNER: Same <br />STAFF PLANNER: Gavin McMillan, AICP, Planner III <br />LOCATION: 667 Ponderosa Ct., Lot 35, Pine Street Park Subdivision <br /> <br />ZONING: Residential Estate (R-E) <br />REQUEST: Case #12-016-VA Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow a <br />deck and storage area addition to an existing home, creating a <br />lot coverage of 32.1% where 20% is the maximum permitted. <br />BACKGROUND AND SUMMARY OF PROPOSAL: <br />The applicants, Louisa and David Nance, request a variance from the maximum lot <br />coverage requirement to allow a deck and storage area addition on the rear of the house <br />at 667 Ponderosa Ct. The subject property is 4,587 square feet according to the Pine <br />Street Park Plat and contains a 1,656 square foot home, 812 square foot unfinished <br />basement, 400 square foot attached garage, and a 120 square foot deck according to the <br />Boulder County Assessor. The property slopes from front to back. The front door <br />accesses the main floor of the home, and the back of the lot is accessed from a walk out <br />basement. According to nts, the footprint of the <br />existing structures is 1,422 square feet which results in an existing lot coverage of 31%. <br /> <br /> <br /> <br />1 <br />
