5. That the variance, if granted, will not alter the essential character of the neighborhood or district <br />in which the property is located, nor substantially or permanently impair the appropriate use or <br />development of adjacent property; <br />a. Several other properties in the neighborhood have completed remodels which include <br />modification similar to my proposal. In my opinion, none of the proposed changes are <br />inappropriate to the neighborhood. <br />b. The proposed remodel and addition in fact should enhance the existing neighborhood by <br />substantially upgrading the exterior appearance of the property. <br />c. The scale and presence of the Lois street frontage will benefit from the addition because; <br />1) It makes the garage less prominent. <br />2) It introduces a covered porch entry, thus improving the street side 'scale' of the <br />front of the house. <br />Furthermore, the proposed back of the house will similarly have a better relationship to the <br />park with the addition of the single story porch elevation. <br />d. A random sampling of Centennial Valley Subdivision, Filing #3 residential properties with lot <br />sizes similar to mine indicate current lot coverage ranges from 22.7% to 27.7%*. <br />*computed using Boulder Co Assessor records <br />6. That the variance, if granted, is a minimum variance that will afford relief and is the least <br />modification possible of the provision of this title (Louisville zoning code) which is in question. <br />a. As part of remodeling the residence, the I would like to remodel the residence to provide an <br />'aging friendly' single level plan that includes adequate first floor bedroom, bath, living area, <br />kitchen & laundry area. This would allow me to continue to live in the residence even if <br />aging requires a single level home. The proposed plan accommodates these potential <br />needs. Additionally, the covered front porch and rear patio allow for fuller enjoyment of the <br />out of doors. <br />
